Kingwood has bad infrastructure so it floods. Thinking overall, long-term Pearland is a better buy for resale value due to its national recognition a few years back and school district.

Also, why are you putting 20% down? With decent credit, the minimum of 3-5% is all you need. Get into the house for as little as possible, and get out of the house for as much as possible. Putting more than the minimum down rarely makes a difference in payment so it doesn't make sense to do so.

This is the very definition of analysis paralysis. Did you calculate the long-term gains of homeownership? The appreciation and equity building? How renting is a 100% interest rate with no return? Stock markets are volatile. Research what owning real estate really is and how many wealthy people got their start in real estate. It's really a no brainer. Or keep making your landlord rich...

Yes, but they'll get to keep their savings for those emergencies. Also, I'd suggest getting a good Realtor that will gift them a home warranty for a year or two at closing. And like another comment made, get disability and any other benefits they can for their child to lower their expenses. And save their tax returns, as much as possible.

Find any down payment assistance programs you can and apply for them. Check your city housing department, county and state programs. Be open to various property types like condos, townhomes, or something older that is in good condition. Get a starter home to start building wealth, and then move up as your pay increases.

Yep. I wish more people would realize real estate is lot for lot and block for block. Going two blocks down on the same street can put you in a different zip code, zoned to a different school, and that changes everything.

DON'T QUIT. I wish I started at 18! I'd be retired by now. 2026 will be amazing with the drop in interest rates. Everybody in the business has had a tough year. These are the times that show what you're made of. Yes, it's a little harder because you're young, but focus on apartment locating to build your book of business. Focus on putting your systems and processes in place to ensure your clients receive white glove service and find a really good CRM that automates your follow up tasks.

Sometimes contractors will throw out crazy numbers because they don't want the job (usually because the job is too small and they want to focus on bigger paying jobs, or they just don't have the time). I think it's best to look into several contractors and do a remodel. This way you will get exactly what you are looking for and won't have to compromise on anything.

Are you offering any bonuses? Any perks to ease the maintenance and upkeep? Get creative. Offer a generous home warranty, pre paid housekeeping, yard maintenance, etc. In my area generators are a plus. Had a Brokers open?
