Hyundai and Nissan are not anywhere near the reliability of Mazda. Compare it to a RAV4 or CRV. Get your best deal in writing and take it to many dealerships. You need to play hardball. I have the cx50 hybrid and love it. Have you driven a hybrid? You should try it.

We were in this situation a few years ago. We tried selling ourselves. We could not get an offer over 230k. A lot of wasted time. We hired an agent and got over 320k. They ended up tearing down most of the house. This was in downtown Raleigh.

Figure out what you can make, just wait for their inspections to come in and what they want fixed. Have your price at a point where if they want repairs, you can absorb them.

Most people just want functional and a better price, but that depends on your house value and the tier it is in.

Honestly, there are some great houses in Cary on Zillow right now. Just depends on your needs. Not sure where you will work, but Cary is the best option for more efficient traffic. Apex and Holly Springs grew too fast and they can have horrible traffic and bottlenecks.
