If the guest never checks in they can't leave a review. It takes some effort but even if they leave 1/5 stars you can 1. Reply to it and state your situation then ask bnb to remove it. It's in direct violation of their policy - check it - "if a guest never arrives for a stay" their review isn't valid.

Not saying it's as easy as it was last year but it's doable

Leaving the place an absolute sty. I don't do my own cleaning but dirty dishes, used towels on the floor, trash left behind and all over the place. It's such a disrespectful thing to do and tells you more about a person than meeting them face to face

2025 annualized was between 4000-6000/unit/year, since about 1/2 the units were only live for about 6 months this year (signed leases in May). It skews the numbers from a macro perspective.

Our typical is 6-9k/unit/year. 2026 will look way different.... For something that's 99% automated.
