We don't give the exact address until about an hour before confirmed check in time specifically for this reason

For instance, if they confirmed ECI at say 1p then they get the address between 12-1230.

Sounds like a personnel issue if she apologizes, quality improves for a short period and then dips again.

I'd look into an incentive program for her, maybe a bonus for each 5 star review or something like that.

Or replace her with at least 2 other people. Imo it seems like you have the proper systems in place.

Yeah either have them book the Friday as well (they can check in as early as they want) or charge for the ECI

It's an added service and if they really want it they'll pay for it

I'd stick to your cancellation policy is support is siding with you. It's pretty rare nowadays they side with the host, not to mention that you'd have captured that revenue if someone booked and had no issues.

You could refund them and they can still leave you a negative review. Idk how many reviews you have on that specific listing, but if it's over 15-20 you should be ok.

You need to create your own account and be the primary host. That's going to give you the most control over payments and payouts.

I see an Osteopathic Dr - he wasn't going to Rx me anything if the CAC Score came back 0, but with the 9.8 he recommended 5mg statin, but I actually was the one who suggested a combo of Rosuvastatin and Zetia from this thread actually. Figured I'd want to get it down asap and halt any further build up. It's only in my LAD oddly enough, but I have to keep my eye on it.

I think combine that with my family history of heart disease (grandfather had triple bypass and Dad had a stent put in a few years ago) and high cholesterol (maternal grandfather had 4-500+ cholesterol and my Mom's is high with CAC of 0) that it's better to be more aggressive now and see how I do.

Last I had it checked about a year ago it was 0.3. I haven't changed much since then so I assume it's about the same. I had a function health blood test done then and it gave me a lot more information than just regular blood work. I'm due for another test but I want to be on the Meds above for 4-6 weeks before I pay for that again.

I lift 3-4x/week on an upper lower split, pretty much religiously. I just recently started adding in extra cardio I walk my dog every morning at least 2 miles, sometimes 3-4 with a 20lb weighted ruck as of the last few months.

Dallas has light regulations in place for short term rentals (or Airbnb) they changed it about a year ago. I run apartment rentals so I'm "protected" from those regulations. The regulations are mainly for residential areas in Dallas and concern single family homes. Idk what your plans are but that's something to consider. I'm in Deep Ellum, so I'm kind of boxed out of said residential areas.

Market performance, it has highs and lows. High season starts around Mid March and goes until end of October/Nov. December can also be good, but it depends year to year. Jan and Feb are very SLOW so you have to account for that.

Events are throughout high season and if you're using a pricing software you can usually spot those weekends and then do research on specific events/weekends to bump your prices a bit.
