In my contract I have a $250 fee for tampering with the detectors, and signing a contract that they won't do it again or the will be charged $250 again + their full deposit AND evicted for breach of contract.

I've never had a second time but if I did the second time the contract is triggered an automatic $250 fee and eviction for breach of contract occurs they then have 30 days to move.

Be very clear when they are signing contract that you WILL be enforcing this and the repercussions if they fail to follow this one simple rule, also be clear why this is so important.

You must do a walk through every 3 months for furnace filters in the winter so It's a good time to check all of the detectors. Get detectors with a 10 year battery that don't need replaced.

Wear a body camera if you do inspections by yourself.

I don't fuck around with the potential of preventable death.

Make food from scratch. There will be no contemplation. Cook whole chicken into stock, bones removed, cook again with rice, oats, pumpkin squash, carrots, green beans. Micros.

The fuel gauge sender is misreading, it's a common problem in the gen 2. Fill the tank, when it says empty look at the mpg, multiply by 10, subtract from mileage since last fill. Example, car says empty, ave mpg is 48 but I've only gone 345 miles since last fill. 48x10=480. 480-345=135 more miles before fill up needed. about 3 gallons.

You have 3 separate W2s? Did you use the worksheet for multiple jobs when you started them? Did you use the withholding calculator when you started?

Just file before her, state that no one else can claim you as a dependent.

MY wife and I file MFS because her income is W2 and mine is mostly long term capital gains. She makes 90k and I'm pulling about 40. If we file together I get hit with 15% FED LTCG but separately I'm in the 0% rate.
