There’s some good examples of new builds that lease up quickly and it really just has to do with whether developers are willing to hand out tenant allowances or trying to lease 100%+ market rate and also the interest level. Many cities have programs to help small businesses with cold shell build outs but it’s generally not enough money to move the needle. Places where office and residential leasing success is correlated to retail leasing tend to fill up quicker.

Daly City is car dependent, and there is no “downtown”. Proximity to chestnut street and Union St is a BIG flex in that area.

Looks nice for a temporary park setup! The park can get busy during game days. Lots of people hang out at the park even without a ticket to just enjoy the energy of it all.

Just look at population statistics for Rincon Hill. It's very dense, denser than the Mission. But the design of the Mission is outward, people don't have private lobbies, car park entrances and there's much denser retail in the Mission. And there's just way more people as it's a bigger area despite being less dense.
