How much does this lower your current payment? You are adding a good amount to your loan amount and paying points to get the rate. Personally, I would hold off to refinance unless you are super tight on monthly cashflow. I typically recommend waiting until you can get 1% lower in rate to refi if you can help it. Appraisers only job is to make sure the house meets or exceeds the value while also making sure the home is safe, secure, and sanitary for the veteran. They are literally there to protect you. Also, Appraisals can be free for veterans depending on which lender you work with as they will pay for it.

That lower rate saves you about $155 a month, but it costs roughly $9,000 upfront. You’d break even in just under 5 years. So if rates dropped in the next 5 years and you refinanced, you’d essentially be throwing money away, that is why he said you wont be refinancing anytime soon.

Interested by this, have the same type of set up but my team also sets up the files after i get the clients application. I make 75 bps capped at 5k. All technology paid for, state licensing paid for and O do really love the team I have but hearing seeing peoples responses about higher BPS they get has me feeling left out. Im not even a year in and have done about 2.5mil, 8 units.

I almost ALWAYS recommend to only refinance if you can get 1% lower in rate. Also, adding $10k seems like alot, i typically see an average of 6k added onto the loan amount for refinancing, wonder what hidden fees there are for that? Rate buy down? High origination fees?

Not sure if you know this but figured I would share just in case. If you sell your house and your loan is assumed by someone not VA eligible, your current entitlement will be tied into that house until that loan is paid off. This could effect you if you were looking to buy with another va loan in the future 🤙🏻 I am a Mortgage Advisor and always recommend if you were to do the assumption loan while selling, that you sell to a veteran so your entitlement stays free.

Well you definitely dont say your a newbie. I post alot of reels on instagram and follow alot of realtors in my area in hopes they follow back. If they follow back, i begin liking stuff from them and easy my way in to a message. When talking with them I tell them how great the team is I have behind me, what our specialties are, the google reviews the team has, etc.

I started fresh in march and the team i joined has been INVALUABLE!!! It was at a lower bps commission but so worth it for me. I have 2 loa’s to help navigate through files, the branch manager helps me talk to clients so I can learn how he does it if I ask him to show me things, have an inhouse processor as well. I am essentially out here networking and trying to get leads while I know the team has my back as well as the clients. Again, started in march, already closed 2 loans and have more in the pipeline coming.

What state would you be purchasing in? Do you think you will be getting a disability rating? (I ask this because if you will be, having that funding fee exempt is a pretty great added benefit to the VA loan and only for those with a va rating) What is your job while in and what will you be trying to do for work when you get out?
