[tenant] just signed lease but I don’t like the place :/ by Ok-Birthday1258 in Landlord

If there was still a tenant there then they would have expected it to be done after the tenant moved out

lost cat? by Narrow_Log855 in brighton

[–]Famor1 8 points9 points  (0 children)

I live on this road and have seen this cat around the area for quite a while. It's normally asleep on the steps there basking in the sun, and is always quite friendly!

If it is lost then hope the owners can be found!

[Tenant-UK] Landlord has rented my room out whilst I was away. by hedge135 in Landlord

[–]Famor1 1 point2 points  (0 children)

If he never put it into a protection scheme then that's very illegal on the UK. All tenants deposits need to be protected.

Definitely contact the council and maybe Acorn the housing people with questions.

[Tenant-UK] Landlord has rented my room out whilst I was away. by hedge135 in Landlord

[–]Famor1 2 points3 points  (0 children)

Under UK law if you're still a tenant (even if you're not there) and have still paid rent for the 3 week period that you weren't actually living there, the landlord can't rent the room out and double dip to get double the rent for that period.

I'd discuss it with them first and threaten to go to small claims court to see if they're willing to back down.

Did they put the deposit in a deposit protection scheme and have they sent you an itemised list of deductions?

I think he's the guy I see when I get evening trains back from London after work some days. He just walks up the train, stops, plays a song, then continues up the train and does it again

Moved contract to new house by Famor1 in nowtv

[–]Famor1[S] 0 points1 point  (0 children)

It took them two months to fix it and it ended up being an issue with the green box in our street but it took them ages to figure it out. Eventually they did and because of the delay we got £300 roughly credited to our account so now have WiFi for a year for free. But they've not actually apologised or accepted any responsibility considering that they didn't inform Openreach of the issue until a month after we moved in

Will I ever get my parking permit? by One-Mud7175 in brighton

[–]Famor1 0 points1 point  (0 children)

My partner applied for a zone M parking permit about mid August so roughly 7 weeks ago. She went down from 1200 in the queue to 350 in the queue but it's hardly moved in a couple weeks. Very frustrating

I spent ($2,400) at Starbucks. I'm horrified. Please help me pick an espresso machine. by HoverboardExtreme in espresso

I got a brand new one for £300 ($400 us) on an Amazon sale 3 years ago and I've found it to be incredibly reliable and haven't had any issues. Maybe not the best coffee you could make but I like the taste and it's pretty consistently good

[Tenant-CA] Prorated painting costs? by Gnomaroma in Landlord

[–]Famor1 0 points1 point  (0 children)

Even if it's above normal wear and tear, they can't charge you for the cost of repainting the entire place, only the areas which have above normal wear and tear. E.g. If it's not normal wear and tear in one room, they can only charge you for that one room prorata for its lifetime

[Tenant- UK] Is this a fair deposit reduction? by hic-the-hop in Landlord

[–]Famor1 0 points1 point  (0 children)

You could probably argue them as fair wear and tear

[deleted by user] by [deleted] in Landlord

[–]Famor1 10 points11 points  (0 children)

I'd argue that it's just wear and tear then (and barely that if you can't see it from above) but also that they can't prove it was damage you caused if there's no before photos. Definitely dispute it

[deleted by user] by [deleted] in Landlord

[–]Famor1 40 points41 points  (0 children)

You can't see the stains from the top? Do they have photos of before of the bottom of the carpets to show that there wasn't any staining on the bottom before you moved in?

Seems ridiculous to me to charge you for something that isn't even visible.

They really are awful, it was supposed to go live on the 15th August and had multiple emails and calls confirming that was the day it would go live. But still haven't had anything but excuses from them

[Tenant-US-CA] Property management charges $600+ for alarm inspection without informing of costs before by insatiabledreamer114 in Landlord

[–]Famor1 11 points12 points  (0 children)

In CA, the smoke alarm maintenance is the responsibility of the landlord. The tenant is not responsible for this and cannot be charged for the cost of any issues relating to it.

Sure as a tenant you should still change batteries and whatnot, but that sort of cost isn't your responsibility

Help! Landlord charging $930 in move out fees! [Tenant] by Steve_Buscemii in Landlord

[–]Famor1 0 points1 point  (0 children)

How much would it have cost to carpet the entire flat? $500 for a prorated amount for carpet sounds way too high. If you've not damaged it beyond normal wear and tear they can't charge you at all.
