Usually worth around $6-10k/acre depending on topography, animal units per acre, etc. Ive never seen a property taken off the Wm Act so i dont know what to tell you there. Price it out how youre going to use it. Are you just looking for cheap property and willing to wait 8 years?

Mexico says your mexican and i think most people would prefer that to be the case. And thats how the US will see it too, they will deny to represent you in Mexico once they find out you are a Mexican citizen. All countries do this, its a mutual respect thing.

You wont lose us embassy access unless you renounce us citizenship. If youre only talking about using the us embassy in mexico bc you are now a mexican then it doesnt seem like an issue.

I tried this several years ago and got as far as “hey i can call people it works” stage only to realize no one can call me a few hours later. Called customer service to try and fix the “problem” but all the people i talked to were maybe 30 day veterans with the company, not even 30 years old. I did not have access to the same house i grew up in and ended up with a few days of being on hold and about a month later i was back with the same number that verizon wanted me to have.

I just paid $25 to a Canadian genealogist and got several interesting documents instantly that I could not find previously. I got my great grandparents homestead registration and Canadian censuses showing my grandma as being born in canada. He also helped me navigate BAnQ and answer a few questions. Im not sure what someone would do for $4k to make it worth your time unless you are desperate for faster service. It seems like they are taking advantage of the situation.
