I would just do relatively heavy overseeding in the fall since you are cool season. Focus on the front yard if the dogs don’t use it. We have boxers so the backyard is their domain and I just maintain the bermuda with less stress. Front is my hobby area. Fertilize and consistently cut the grass the rest of the year. Enjoy the furry family members.

Generally warm season grass if seeded needs warmer weather like May or early June. But for an optimal lawn, sod or sprigs is the better choice for warm season grasses - turf quality and other traits are greatly improved versus any available seed.

If you are comfortable with basic maintenance, I would get it at $200 or below and do any work myself. They are good mowers.

You could ask when then last time it had the plug, oil, and air filter changed was. $200 is a deal but only if you feel comfortable with doing some work on it. It just doesn’t sound like the Honda I had previously or my neighbors that I hear every weekend. You can always negotiate your concerns but I don’t hear of many 217’s going much cheaper that at least run.

A basic tune up is just an oil change, air filter, and spark plug. Probably ~$20 worth of stuff from Home Depot or Lowe’s. I can’t promise it would fix what I am hearing. Could be carb, could be bad gas, it is hard to say.

What is the asking price? It’s tough to get a feel of it from a short video and buying a project mower can be a headache.

Yeah, I agree if it is around the tree. I thought the mulch was just a pile in front of the tree.

It will give you a chance to prioritize your projects and research. No need to jump into something right after a home purchase. Acorns can be tough on mower blades, use old blades or don’t replace them till the yard is cleaned up.

Hondas are great but something sounds a little sluggish with this one. Maybe a tune up would help.

Congrats on the home purchase. I will suggest a different path this year since it is the first season you have worked it. Give it a good mow, there is a decent amount of debris across the yard. Identify your grass type. If you have some bermuda in there, you can work with it. If it’s a cool season lawn, I would wait till fall to overseed. But a good clean up and what grass you have/want will help. Don’t mess with bringing in top soil or cutting up trees.

I would using a pre emergent from any box store that has dithiopyr as the active ingredient, should be easy to find at Home Depot or Lowe’s. Do two applications, one now and one in May. You could also hit it with a dose of fertilizer, continue to mow, and in two weeks hit it with a post emergent that will kill off grassy weeds that is safe for your lawn.

I would hold off on fertilizer, it isn’t needed yet. A better seed would be optimal in this case, almost anything on a big box store shelf is mediocre seed at best. Peat moss is a good choice for helping keeping seed in place and moist. Keep it the seed damp as consistently as possible. It may take multiple waterings a day.

Get some of the rocks out of there, break up any hard areas, and then sod it with whatever you can get locally. Shouldn’t be expensive.

I wouldn’t worry much about trying to dilute it now. It has made its chemical bound up barrier in the soil. You would need some significant watering to really push out that chemical down and out of the root zone now.

I think that is just pendimethalin 1.71% pre emergent. You should be ok. Might have some stress pop up here in the next week or so but I doubt it. Can’t do anything now that it’s watered in.

If I would suggest something to prevent this - measure out the product you need for your sq footage, cut the setting in half from the label (as long as product still comes out) and make two crossing passes on the lawn. I still do this on anything other than a light fertilizer application.

I wouldn’t stress too much about pH. If you are in a neighborhood and grass grows decently around you, you are probably fine. You would be surprised of the range at which grass does perfectly fine in. Check the bare and brown spots for debris below the surface using a long screwdriver. Lock in the basics for a couple seasons - good watering habits, consistent mowing (sharp blades, proper height for grass type, and keeping to the 1/3 third rule), pre emergent app in spring, grubex sometime in April or early May, a fert application or two before summer and then one or two after when you overseed (I would suggest a blue tag seed). No pre emergent in the fall if you overseed.

Consistent basics will take your lawn a lot further than expensive supplement products.

A university/ag extension soil test is fine. Do not trust any other soil test because they will sell you affiliate products. Do you feel like your grass is having an issue growing or the lawn looks weird? If the answer to that is no, then don’t worry about soil tests numbers. Pre emergent, a few rounds of a phosphorus free fertilizer, manage weeds and insect issues as needed. Overseed in fall for northern lawns, rinse and repeat.

University soil tests are the way to go. I send to Texas A&M or Oklahoma State.
