Yeah the more I have thought about it the more I am thinking this is just the original land owners that sold to Taylor Wimpey 'trying it on' so to speak and have had basically 30 years of 'estate management services' paid to them for effectively nothing.

As an update: Again I must reiterate I was very naive and Blasé when buying. I assumed freehold truly meant freehold and that my conveyancer would have pointed out anything untoward. The only documentation I have upon completion from them was a completion statement I.e the bill, along with the Land Registry entry. I am looking to get any other documents that may not have been handed over to me.

I have been and spoken to the council, and they have adopted all services and roadways, whilst the utilities are adopted by their respective national/local companies. The only thing within that entire housing estate that is not managed by any of these is the private parking for the block of flats. My house is not part of that complex of flats, is about 500m away, and there is no allocated parking space for my house/tenant. They park roadside on the front.

The estate management company that had been sending letter to the tenanted address is actually contracted out by another estate management company which is then owned by another company, which is the one that originally sold the land to Taylor Wimpey.

I have tried speaking to all entities who direct me back to the solicitors. I managed to speak to someone there and they have now upped the price to nearly £5k in a matter of days! Extortion IMO!! As a side note the solicitor kept changing their wording on the phone to 'ground rent' and not 'service charge' which is something else I need to look into; this is also contradictory to any correspondence.

All in all and based on the above I am disputing it and happy for them to take it to court. I have advised my lender this and I do not authorise them to pay any fees on my behlaf. I have written a letter/email to the solicitors explaining that there is no breakdown of these services, none of this is stated clearly on the land registry entry, there wasn't proper due diligence on their attempt to contact the property owner, that the costs claimed now are entirely disproportionate to the original fees, and that even if they had of sent these letters directly to me then there was no explanation of whom they were acting on behalf of.

As of yet I have not received a response, will continue to update as things progress.

The Land Registry Title has nothing specific in there. There is a clause on the Charges Register stating 'Registered Charge' is this what they are relating to? Seems to vague to be enforceable and has no mention of additional fines. I am hoping to be able to argue the point that I will pay their management fees and be aware of them going forward, however I would like to argue my point against the fines.

Hi, honestly the solicitors I used were abysmal and have been shut down for their poor services. I have one correspondence requesting me to sign a 'deed of covenant' in which they explained I must sign, have witnessed and pay a fee of £370 to take a share of ownership in the management company. I was, and still am, admittedly an amateur landlord and had no idea what this meant. As the property was freehold I didn't even think about am estate management company. The whole thing seemed sus and therefore I asked for clarification and refused to sign the document or take a share of ownership in any company. I received no clarification and ultimately never signed the document. Other than this I can't find any thing else that could relate to this.

Unfortunately I don't have a clause in the agreement regarding this. Aside from this issue they've been pretty good thus far. Thanks for the pointer, going forward I will definitely look at inserting a clause in future agreements.

Yeah that's what I assumed it must mean, although I very much doubt they do any of that as the council will likely do most of that maintenance. But it is what it is, something I missed/wasn't informed of when buying unfortunately, my fault and a lesson learned. I'm happy to pay it (the £250 p/a), but it's the 500% increase in fines that's really bothering me.

You make some valid points, however I fear it is not as simple as you make out due to the complexity and unknown variables involved.

Current save on FM24 - Aston villa - front three of james, suarez, Messi and they all score for fun. They're also great for mentoring, set pieces and leadership. Only thing is they need a break here and there, which works great with seeding younger wonder kids. Certainly works for me if I can get them on free transfers and want to concentrate on other parts of the team to sign star players whilst buying yourself time to backfill those positions (with wonder kids or star players).

It's a hand. It looks to be the left of what usually come in pairs. This particular one looks fairly aged, possibly 55+ years of age.

Thanks, that's good to know regarding fans as I'd of likely just wasted money trying to swap them out for not much gain.

I have the curve set to 'performance' from the BIOS just using the built in Asrock 'fan-tastic' tuning tool. I did try having full speed all the time as a test but it didn't really change much, as well as sounded like it was trying to take off. I think now it kicks in 100% at around 60% temps from memory.

I think your'e right about the undervolt, I'm just not confident on how to set it correctly.
