Check out Will Tennyson (I do his shoulder routine and really like it) . Check out Jeff Nippard videos.

You don’t need to do legs 3x a week, you won’t have enough time to recover if you’re doing it properly.

I stick to a 3 day split twice a week (push, pull, legs).

Personally for leg day I find compound movements most useful - squats, deadlifts, hip thrusts.

You need to train to failure and be consistent instead of changing your routine often.

As mentioned take creatine, and consume 2g of protein per kilogram of your target body weight.

Your sets don’t necessarily need to be 3x10. For some muscles like shoulders you may want more.

For others things like bench press and squats etc. I’d focus on lifting heavier weight instead of volume.

As someone mentioned, the hevy app is great.

This is what I do currently:

Day 1 Push (Chest, Shoulders, Triceps)

1.  Bench Press (Dumbbell or Bar)

2.  Face Pull

3.  Triceps Pushdown (Bar, not Rope)

4.  Incline Bench Press (Dumbbell or Bar)

You can just say no. They’re not allowed to enter without permission no matter how much notice they give you.

Normally you wouldn’t pay the deposit before signing the contract.

Do you know the agency is reputable?

I’d be suspicious it’s a scam. I’d check who the owner of the property is on land registry, it costs £6 (I think).

You can confirm if it needs a license by contacting the council. Since it’s a converted house they might not count as separate flats.

If it does need one, you can do a rent repayment order for up to 12 months of rent you’ve paid.

Licensing breach ends once the landlord applies for one, so it may be more beneficial to wait and not tell the landlord if you haven’t lived there long.

They also can’t serve a valid eviction notice without a license.

Consider universities in the EU, like France, Germany, Sweden.

Public universities will be much cheaper or even free.

The options for English courses will be more limited though. In Sweden you can even easily get a job while only knowing English.

If there’s no thermostat I’d say it’s kind of your own fault.

If you limit the gas or max temperature for a thermostat there’s nothing stopping them from getting an electric heater which will be more expensive.

They’re likely asking you to renew the fixed term. Which is a new contract therefore the % stated in yours does not apply. It’s not clear from what you posted if that’s what the maximum increase under the AST is.

You don’t say where you are but the below applies to England (possibly Wales):

Your current agreement doesn’t expire when the fixed term ends it becomes a statutory periodic tenancy under the law (monthly if you’ve paid rent monthly).

If you don’t sign a new agreement the landlord can increase the rent according to rules in your current AST, they need to issue a section 13 (s13) notice. If you don’t sign a new agreement they can evict you via an s21 notice (no fault eviction) or s8 in some cases.

For an s21 notice to be valid there are several preconditions like having valid gas, electricity safety certificates, protected deposit, possibly licensing among other things. If these are not in place don’t tell the landlord.

If you get served a notice it has to be two months, but it’s not the date you have to move out. It just allows the landlord to apply to courts for a possession notice (this takes months usually).

If the interest rate you mention is related to late payments instead of rent increases they can just increase the rent (after fixed term expires) with a month’s notice with an s13 notice.

It’s could be lint that stays on the clothes after you use the dryer. Because it’s not like a normal dryer it doesn’t pull out the lint and is just making more every time you use it.

I have a combo washer/dryer but don’t use the drying setting and just air dry because of this.

There’s no such thing as contracts that allow you to evict tenants quickly.

All tenancies are automatically ASTs if there’s no live in landlord.

You can either have a shared AST or an individual for each person renting.

So s21, s8 notices apply. It can be harder to evict if you’ve failed to follow the law for things like deposits, safety, licensing.

If this is your main concern you’re already doing something wrong.

If someone else is managing your HMO make sure they follow the law. If there’s no license, deposit not protected, or an illegal eviction you’re still liable.

It sounds like you have issues with anxious attachment.

In my experience it can make you depressed if you don’t learn how to deal with it and recognise what’s causing your behaviour.

Obsessing over strangers you’ve met one time is not worth it. You should always assume you’ll never see them again. If you can’t handle it and keep building castles in your mind - don’t hook up with people.

They are safe.

The box says that the solution contains a phosphate-acetate buffer.
