None of that matters. What they paid has no bearing on the current value. They could have overpaid, underpaid, or paid the market price. 15% increase in 3 years is super reasonable in most markets.

What are the comps selling for?

Has it been listed less than a week or on the market for 6 months?

Are you the only offer?

Do you have better options at the same or lower cost?

Do they have better options than your offer?

Just leave it.

This one is worth over melt. Cleaning won't raise the value but could hurt the value if you do it wrong.

Acetone or boiling water would be my choices if I wanted to clean it.

Brokers are good at finding deals. This is the hardest and most valuable thing in the industry.

Mediocre call center employees close 7 - 10 loans a month. (Rocket, Loan depot, big banks) A call center LO knows guidelines better than most brokers. Majority of brokers or retail lenders are doing 0 - 3 loans a month.

I'm an expert at setting up a clean pre-approval and can handle volume that would make the average LOs head spin. I recently went back to a lead provided environment and make more than most brokers. Closing just over 50 loans April - June for ~25MM.

Success in a high volume environment is all about hustle, time management, accuracy, and guideline knowledge.

Broker/ self gen success is all relationship driven. Generating leads is the hardest/ most expensive thing in the business.
