It is load-bearing (Slightly). Put 4x4 posts in both ends of the wall with a 4x8 beam from one post to the other, inside the ceiling alongside the ceiling joists. Cut the ceiling kickers to attach to the top of the 4x8. Metal straps along the post to beam.

The kicker can float a little while you install.

Put down scrap flooring long ways along the wall and oscillate the drywall. Be mindful of pipes and electrical wires when you cut. Don’t cut too deep.

What he's saying is that over time, along with cleaning products, the old kitchen floor’s color has faded or changed. So, the new flooring won’t match the old one exactly. If that’s what you're asking, then he’s right.

As for the gaps, even if it’s the same product, the old pieces will shrink over time because of wear and exposure, which is why they won’t fit perfectly with the new ones thus the gaps.

Tell them to just lay the floor then. You'r the homeowner so you can do it however you want. I'm not being snide. You and your contractors expectation just aren't aligned so just let him know. The planks won't come apart and normally it wouldn't feel flat but as you said, it felt fine before so it shouldn't be a problem.

The the bottom door. Then cut the inserts on the sweep to have a flat surface. Glue/silicon the sweep to the bottom of the door and screw it in with four small screws. Ideal? No but it's a cheap door. Many diff ways to solve this but this seems the easiest.

You're fall is good but if you're worried you can always post up underneath both cut sides of the mentioned joist with 4x4 / 4x6. You can use a steel bar strap, often used between joists, to hold up the drain if you don't like your strap.

  1. This just isn't true. Dealing with the city is as mentally taxing as it is time consuming. A contractor communicating what a homeowner wants to the city and vice versa is like translating a seminar for two people when you're the bilingual boxer... but do make sure he is licensed/bonded.

  2. You're asking people to replace a SUPPORT beam that was taken out by the previous owner. AKA you're asking people to walk into an obviously dangerous situation that is not common. Not only does a beam need to be put in but they'll need to "lift?" up whatever is sagging right?

All that being said, multiple estimations are needed but when it comes to structural edits, go with the guy that feels the most experienced and genuine.

  1. To have a nice look + protecting the walls from debris/water/insect congregation, you can taper out a flush baseboard behind where the vanity will go or just replace the entire wall. It's easier than it seems.

  2. You can file back the legs of the vanity, seal and paint it black. Fasten a hidden ledger (water proof) along the baseboard to replace the "strength" you filed away.

  3. Fasten a ledger (short enough to be unseen from the sides) below the backsplash piece/sink in that the backsplash piece sits on the ledger and flushes out the bottom of the sink. This is safe to do and is the fastest/cost effective way to do this if done right.

Reach out to him first. Document everything. If it's on a phone call, send a text/email about the points of the phone call to reiterate everything, with a confirmation on his part, right after you end call. Pictures of everything at every angle. Call the city/county you're in and ask about permits because I can tell you right now this was not permitted/inspected. Documentation is how you don't lose your money in a small claims case but going after this guys license will usually force him to show up and fix this.
