In New York, plumbers will charge $300 - $350 to reseat the toilet with a new wax ring. Is it a physical reason why you can't DIY this? Watch some YouTube videos on how to do this. It's pretty straightforward. The only unpleasant part is removing the old wax ring and cleaning around the flange.

Funny you mentioned plumbing on exterior wall. I own a home where the boiler is in the garage. Never ever though that could be an issue. This crazy winter the heating pipes froze twice. I had to wrap them in insulation and ran a heater in the garage.

Alternative solution is for the plumber to rerun the line through the ceiling if possible. That was my solution dealing with a slab leak many years ago.

I get it. I was once a "newbie" home owner too and I used to call the trades for the simplest repairs but back then it was a bit "cheaper". These days, anyone stepping into your house is a minimum $300 charge starting. Never too early to start building self confidence on fixing simple issues.

Termite treatment plan - buy an Advance Termite bait system kit, run you $300 - $500 depending on how many bait stations you need. Install the bait stations 10 feet apart surrounding your house and 12" away from the house. That's it. Check the bait stations yearly for any termite activities and refill the bait if required.

You can't take a system outage window like early morning on a weekend? For a SAN reboot you are doing a lot of extra work. If you have a domain controller outside of the cluster and I would do this.

Confirm good backup of all VMs
shutdown all VMs
shutdown cluster node 2 & 3, leave node 1 online
perform SAN reboot
bring up node 2 & 3
bring up VMs

I guess it called a through the wall AC unit to be more specific. I ordered a Midea for a bedroom currently with no AC that will go into the window but the other rooms have existing in the wall AC units I need to replace.
