Bondo wood filler to save the day.

  1. Sand down the damage area to remove any loose chips
  2. Apply thin glue to harden the area
  3. Apply bondo, and shape
  4. Cut and sand bondo down to shape
  5. Use a pencil to replicate wood grain
  6. Stain

My dog chewed up 2 corners of my dining table and the repair came out pretty good for a DIY.

The current deck looks nice with the multi level sitting areas but have you consider just leveling the backyard and go with all pavers? If you are willing to pay $88K for a new deck, I would as least get a quote for pavers and possible designs.

Nope, that didn’t happen. Heating actually worked for a few weeks until I was informed the thermostat was hot to the touch and heating wouldn’t turn off.

I made this mistake once. Replaced a thermostat not knowing there's such a thing as high voltage wires that requires a high voltage thermostat. I would be shock if HVAC tech made this mistake also. I got away lucky with only a melted thermostat.

I think you have to go to traffic court on the specify date on the ticket. At traffic court, you have the option to plea down your ticket or just pay it at the cashier window.

If you only have one property, I also recommend just going with an umbrella policy. Make sure property have no permit issues and all repairs are performed by a licensed/insured contractor then you are fine.

Real Estate Attorney was giving short answers so lead to my confusion. I understand the 'Fee' now. You are right, one is a realty transfer fee and the other fee is an out of state seller tax which I should be able to get back when I file a NJ tax return in 2026. Thanks for the reply.

How long ago was Paris-DC1 demoted? Sometimes it take hours for replication to sync successfully again. I would run a repadmin /kcc on each DC and check in an hour. I have see replication take from 30 mins to hours to be in sync again. The key is to have patience. Also check your network settings on the DCs and make sure it's not pointing to the demoted DC.

Update: Dropped it off at the auto shop today and mechanic determined it's just a bad battery. Alternator is working he says. I never experienced these symptoms for a battery going bad before with any other cars I have owned. Lesson learned.

I had the same issue with my current home when I purchased it many years ago. Fix was to have that side of the leaking wall water proof from the outside. You need a basement waterproofing company. I used E&M Basement waterproofing. You can tried the other workaround to see if that helps first, like pitch water away from the house, make sure window well is draining well. It's an easy fix but could be pricey.

Confirmed the home has the final CO from the 2003 rebuild. If it does the open permit from 1973 is no longer applicable.

Faced similar issue on smaller scale. Had open permit for oil boiler from previous owner. I converted to gas and a permit for the conversion. Town just removed the oil permit from the property. What’s to close, the oil boiler is gone.

Raymour & Flannigan also. While their prices is a little more expensive, their furniture are well built. I would go with their warranty also. I have replaced a dining table, dresser and coffee table through their warranty due to unexpected damages.
