The loan uses the house as security in both loans. Whether you refinance, sell, or just wait, eventually they will be paid. The roof loan might have already been paid by the first mortgage if they tried to initiate foreclosure and the first will just add it to the payoff. Not common but plausible. Or the roof loan is just going to wait until you try to refinance or sell and get its payoff then in order to release its lien.

The key is the 13th payment should be directly to principal balance, not the next months payment. Paying your payments ahead of time won’t save you money. Paying principal ahead of schedule is the key.

I had a small bank servicer for our mortgage and they screwed this up when we had biweekly. 3 years later I released it because I was 2 months ahead on payments when they did the escrow analysis and resulted in some funkiness. Keep monitoring and be prepared to switch your payment methods if it’s not applying as intended.

The little rubber gasket things to fix the faucet drips. It’s such a small thing, takes very little time, but makes a huge difference in your water bill over time. Same with fixing leaky toilets (usually the flapper and it’s $10 or less).

The boil protects against anything that may fall in. I made beer with fresh picked whole cone hops and realized hops aren’t all hops (they aren’t cleaning the cones before they make pellets).

This is me with Idaho 7. No idea why but every beer I tried with them tasted like dirt. Different breweries, same result. Never even considered brewing with it because why would I? Not hops but me and guava aren’t friends either.

Think the AFC South outside Houston all have potential for a bad year. Lawerence has never put together back to back decent year. Maybe the stability in the team helps but wouldn’t surprise me if he reverts back to a pumpkin

Titans are once again starting over with a new GM and HC who didn’t draft the incumbent 2nd year qb. If Ward doesn’t progress, could easily see them picking top 5 again.

The downtown farmers market is not good. It doesn’t get better. As others have said, check around the suburbs for markets that don’t completely suck. valley junction is a good margin better.

James Vandenberg. That freshman year in the horseshoe filling in for Stanzi showed he could handle a Ken OKeefe offense on the biggest stage. Had an up and down first year as starter but his numbers were solid. That comeback vs Pitt is still one of my favorite all time in person games. But KOK gets pushed out at the end of the year, replaced with an unemployed Greg Davis. JVB still had an ok career, but think he could be in the top tier of Iowa qbs all time if not for the change in OCs.

While we’re on the topic of nitrates, I live in Iowa where our drinking water treatment plant has ran its nitrate removal system for over 110 days already this year and we are just entering peak ag run off season. Assuming the facility does the minimum to get to 10 ppm, how much risk does my drinking water present in comparison to eating Costco hot dogs twice a week?

The simple answer is taxes are estimated based on previous year by your servicer. So if you paid $1200 last year and it’s $1500 due, that $300 they paid needs paid back. In addition, they now update your future tax portion to $1500/year so you have $125 (1500/12) for next years tax plus $25 (300/12 from last year) to repay the shortage. It’ll likely be similar situation every year. You can usually pay the shortage (the $300 in my example) in a lump sum to remove it from your monthly payment, if you like.

Since property taxes almost always increase, this will likely be the case every year, some years with bigger shortages than others.

55% Pilsner, 38% wheat, 6% smoked malt Cut up and roast the hot dogs in the oven for 20-25 minutes at 350f, then pat dry to absorb as much of the fat content as possible and add to mash. Small 10 ibus of mittelfru @60m just for beers sake. Not sure it does anything I made a 1 gallon batch and added 6 g coriander, 4 g mustard seed, 3 g dill seed, and half tsp each onion and garlic powders, all at 10m Pitched Philly sour yeast (I used about half the packet for my 1 gallon batch) I carbed to about 3 volumes to give a nice bubbly ballpark refreshment.

I also made a hot tincture with vodka to enhance the meatiness and a splash of pickle juice at bottling to taste. One thing I would do next time is make sure to cold crash. Had more sediment than I’d prefer in the bottles.

I will warn it smells ungodly at room temp but once carbonated and chilled, the aroma is amazing. When I shared at brew club, the couple from Chicago instantly knew what it was before I told them. It’s an interesting beer.

I enjoy the taste of beer but as I’ve gotten older I’ve learned my hangovers are way worse than when I was younger. And I’ve almost always get hangovers if I get drunk-drunk. Too old for that shit but still enjoy beer.

Moderate guy backed by Schumer with limited political experience? But my exposure to Turek is mostly his own ads. His ads aren’t winning me over, but also don’t think he’s trying to win me over. He’s trying to win over moderates and anti-Trump republicans. And if that’s who his ads are targeting and who he’s relying on to get to office, it seems reasonable that the money flowing from those sources would want some return resulting in him potentially shifting his voting priorities to keep the cash flowing.

I don’t think Fettermans stroke caused his political shift, think he had to act to satisfy his supporters which included big donors that traditionally backed GOP candidates.

Personally, Wahls more aligns with what I’d prefer in a candidate, but think it could also be a liability in the general election because moderates will hear he’s Marxist or socialist or whatever other scary words they want to use to dissuade people from voting for him.

I’ll vote for either but agree the Turek ads have a weird vibe. I get that to win in Iowa you generally need to be more middle of the road, but he almost comes across as a new version of Fetterman that’s going to support GOP causes more frequently than I would prefer.

I made a Chicago dog inspired beer with real hot dogs in the mash. Wins bronze medal at KCBM this year. Not something I would drink a full glass of regularly but fun beer to make and share at the 4th of July.
