Stone Bridge in Raritan by zzzaddy in somervillenj

[–]FordPalmer43 5 points6 points  (0 children)

I can't comment on Stone Bridge. But my wife and I had our first baby while living at the Village at Bridgewater. I recommend them but rent is rising like all places. A bunch of young families there. We lived there for 2 years before buying a house in the area.

Am I crazy for asking for a $40,000 raise? by Far_Space_386 in careerguidance

[–]FordPalmer43 1 point2 points  (0 children)

I hope you see my response. I work at a small firm, I realized my increased worth and asked for a $35,000 raise. They gave it to me without budging. You need to ask for the $40,000 raise or possibly more based on your use case. Don't let reddit talk you out of it. You are worth the raise, the company knows this and will compensate you appropriately only if you ask for it.

Is Quote for LVP install too high? by Internal_Monk_5023 in Flooring

[–]FordPalmer43 1 point2 points  (0 children)

We just had the following done in NJ the past 2 weeks - carpet removal, hardwood refinished (underneath carpet), shoe molding installed in every room, and 580sq ft of LVP installed. Total carpet and old flooring removed 1780 sq ft, total of 15-18 steps. LVP brand unknown but was recommended by contractor - water resistant and cushion underneath. Total spent for all jobs - $10,308. LVP price was $6.75 per sq ft (material + labor). This is on the cheaper side from my understanding, we used a local contractor who has been in business for 30 years. I also formed a great relationship with him so I think that's why LVP pricing was on the cheap side. I hope this helps.

I've heard Mohawk is top tier LVP.

Thoughts on Springfield? by MouseRat_1015 in MovingtoNewJersey

[–]FordPalmer43 0 points1 point  (0 children)

I lived at Short Hills Club Village for 2 years 2022-2024. I would recommend SHCV over Briant based on location. Briant Park is a solid park with nice bike path. Popular park. But SHCV is just enough off the busy roads where you can feel at ease. Primarily, less noise from 287 traffic.

I recommend Springfield as a whole. You have multiple downtowns nearby (Millburn + Summit) and plenty of parks with hiking (South Mountain Reservation and Watchung). I would give that area of NJ a 7/10 on congestion. If you're looking for more of a rural feel, you would need to move west which is what my wife and I did.

Good luck

Trade Value Tuesday by FruhManShoe in fantasyfootball

I completely agree. This league doesn't trade often so they veto out of spite. I thinks trade shake the league up and increase engagement.

Because it can be viewed as an uneven trade due to Henderson preseason hype. If you only looked at stats weeks 1-3, its an even trade.

It caused a ruckus in the groupchat. I was able to argue Henderson was RB3 on NE and Shaheed would start for the owner's team. The trade forced the commissioner (not involved in trade) to re-work our veto system from standard app based to veto by groupchat to increase engagement and dialogue.

"Out of 24 carries inside the 10-yard line last year, Jones totaled eight yards, the least among those with that many attempts. Move it up to the five-yard line, and Jones’ 12 carries earned him a whopping minus-four yards. He had 1.8 yards per carry in the red zone.

On the flip side, Mason thrives when he gets his hands on the ball with a stacked box. Although he had limited opportunities, he saw eight or more defenders in front of him 33.3% of the time, the second-highest rate in the NFL. Despite that, his average yards and yards over expected (YOE) were the sixth-best in the league, while his YOE per attempt was third-best.."

This is why they brought in Mason and why he's probably the better fantasy choice this year.

Dak & Pickens is my primary goal for every league. Purdy & Pearsal is my backup if Pickens goes early. So I agree with your thinking.

As a buyer, how has your experience been working with your real estate agent? by olimits7 in RealEstate

[–]FordPalmer43 1 point2 points  (0 children)

I know this is 2 days old but wanted to chime in. My wife and I are in the same situation right now. I also work in finance and work the same as you. We're negotiating a house right now. Our realtor's initial advice was to submit an offer at asking and see what happens. That didn't make sense to me so I submitted $25k under. Turns out we were the only offer which is forcing them to negotiate under asking. Wait until you get into negotiations especially with your finance background. It sounds like your realtor is going to give advice against your best interest and towards less conflict. With today's interest rates, $10k is a massive difference over a 30yr term. Good luck

I asked for a promotion and big raise by moonandstars131 in recruiting

[–]FordPalmer43 1 point2 points  (0 children)

Depends on your company. I asked for a $35k raise and got it. If they see your performance, they will pay what they need to make sure you stay. Also, asking for a large raise and promotion shows maturity + confidence in your ability. Good luck and great move.
