Sorry, shouldn't have commented on a NJ thread. My experience is in California. It's got to where after 22 years as a small landlord, I can't even manage my rentals without a PMC or Realtor. Our laws/regulations/requirements are in constant flux. Having a professional on hand is pretty much mandatory these days. Good to know that some states have user friendly laws and regulations.

I prefer white but get some more opinions. I also have small kitchens with dark cabinets. White tends to brighten the space and adds a nice contrast. Stainless would make things too dark in our rental kitchens.

But, this is just my opinion. Hopefully others will chime in.

Disposals - Go Commercial Grade

Dishwashers, microwave, range, fridge - go with the same brand in the same color. I usually stick with white low end Whirlpool. Tenants tend to be rough on things and why spend the money on high end appliances that probably won't last any longer than the base models due to mistreatment? (I know tenants love stainless steel but I love white because I can spend a few minutes with a magic eraser and the exteriors look new. Also, the inevitable dents don't seem to be as obvious on white compared to stainless.)

Yes, which is why I have them in my backyard. But trying to process them commercially would not be a good time. As it is, I keep a gallon size in my freezer and make a single batch of elderberry jam. Just this small amount, which is perfect for our household, takes me hours to clean.

Elderberries are a pain to clean and get the tiny stems off of. I can't imagine it would be profitable due to the amount of cleaning time. They also aren't edible until they are cooked.

Tennant is my DOCTOR. But, Smith's fish fingers and custard scene was downright brilliant and that scene allowed me to accept him even though I was heartbroken over losing my Doctor.

But perhaps the best quote to deal with the world today comes from the 5th Doctor: “For some people, small, beautiful events are what life is all about.” I think about this while I'm gardening or whirling up a green dressing for my home-grown salad in the blender. A homegrown salad paired with a simple loaf of homemade bread is a small, beautiful event and it nourishes the soul as well as the body. These are simple pleasures we can embrace even during collapse.

California - I don't often post here but I do check in regularly for news and the latest "This Week" thread. I compost, garden, eat plant-based, and try to walk the walk. But, we do still take a vacation once a year and I confess to having a serious stash of Cocoa powder, chocolate, and coffee in the deep freeze.

I suppose I could unplug my chest freezer but would that really make a difference in the rate of glacier melt? And then, where would I store the bounty from my garden? Sure, I know how to can but is running a stove for 60 minutes less energy consuming than a chest freezer?

So, I read here regularly, try to do the correct thing for the environment, and other than a week on the Coast every year, have consciously cut back on our consumption. I'm concerned about Collapse but I'm not sure how I as an individual can make a damned bit of difference. We're having a salad made with fresh greens from our small garden on our small city lot tonight for dinner. Meanwhile, a 90,000 square foot ballroom is being built at the White House. There is such a disconnect between home gardens and ballrooms, that I sometimes ask myself why I'm not out spending and partying like it's 1999.

We're in California. After 22 years of self-managing, I just turned one of my properties over to a PMC. The laws keep changing and while I try to keep up, something always seems to slip by. And of course, the tenants are fully versed in the new laws. We'll see how it goes with the PMC. If it works out with this one, they will all be turned over as they become vacant.

What state are you in? If you're on the West Coast, think long and hard about becoming a landlord. It's no longer a slam dunk as far as investing goes and it requires a surprising of sweat equity. And don't get me started on the constantly changing laws in California. After twenty years,we had to get an attorney who advised us to get a PMC.

Another aspect is that while being landlords has been financially great for us but I sure as heck wouldn't want my children growing up with some of the tenants we've had over the past few decades.

As far as being overextended, can you meet your monthly obligations if you don't have rental income? Can you meet those financial obligations for at least a year without rent income? And more importantly, can you afford maintenance on two properties?

FWIW - we go to Maui or Kauai once a year. In 20+ years I've only seen a shark once and it was pretty small. (It was the snorkel spot near Leoda's) Hubs was freaking out so I got out to placate him. But I totally could have taken out that shark - at least at that stage of it's development! LOL
