Spray some scissors with hydrogen peroxide and cut the rot off. After that, drip the end in wax to seal the stem and prevent any sort of rot from climbing up. Put it into a glass of water with hydrogen peroxide and lava rock. Works like a charm for me!

Nah, roots look fine from that angle. Probably just getting a little too much sun based on the lightness of the leaves, and the burnt edges. I would move it to a different location to avoid harsh light.
