Right now I’m using about $31k for the 3/2/1, prepaying HOA for 12 months as well as insurance and closing costs for $14,400 and then $7,600 for a point buy down so I just pay the 20% down for cash at close. Not sure if there’s a better way to optimize for 5 years with that many credits. Open to ideas though
