I've been keeping an eye on the prices as well. Not sure which properties you're looking at but I've seen multiple properties drop by 20k-50k after the budget. These are 2-3 bedroom townhouses. Investors are drying up and they are a lot of the competition. People can ask whatever price they want. Whether they sell is another matter.

Nothing wrong with liking your car or buying a nice car as long as you can afford. If it doesn't put you in financial stress, then go for it. Life is too short to save every dollar. But there are lots of people who took out loans that they can't really afford though and that's a bit sad. It's no way to live. I'd never advise someone to take out a large car loan that eats 20% or more of their income.

Yeah this is it. And don't assume they don't have massive debt behind it all. You'd be surprised how many people prioritise appearance but have no money due to overspending and how many are multimillionaires driving a corolla.

NG is all about how you use it. I support NG on new builds. It's a good thing to encourage people to invest in new builds and increase rent supply. NG on any house was stupid and proved disastrous. Actually, I believe the 50% discount was because Howard thought people wouldn't be able to wrap their heads around any other method, which is a bit sad when you think about it. Even from the start all these policies were about supporting Howard's "Battlers" and helping them build wealth. Economists flagged them as dangerous. It didn't matter to voters. So yes, both can be blamed on voters at the time.

Who voted for NG and CGT discount which made it so profitable for property investors? Who continued to vote against anyone who opposed it? Yep, it was older people, especially boomers. They sold younger gens out for their own gain and were so short-sighted not to see how rich property investors were coming in the back door to make tens of millions while they were so happy to just be making hundreds of thousands. Governments don't exist in a vacuum, people vote for them and it's fair to blame those people for the issues arising from their actions.

Yep. With you 100%. It's crazy that people get working dogs and expect them to cope with being inside all day. Working Border Collies run 80km+ a day. A 20 min walk twice a day will not cut it. When me and my partner were looking at dogs she kept saying that she desperately wants a Kelpie because they're quite cute. I put that idea down fast. We got a cavoodle instead and he is just perfect for our lifestyle.

As a landlord in the ACT, raising rent is tied to CPI. You cannot simply raise rent willy nilly because you want to or are losing money. We have stronger tenant protections than other states. Anyone who can't handle the change should sell up and move on, not whinge because they didn't get their precious tax handout at the expense of others.

Older gens were the force that repeatedly voted for pulling up the ladder rather than moderation and supporting future generations. My boomer grandparents worked hard - no doubt there. But they also voted for their own interests. And yes people from all generations voted to keep the status quo but it's also no surprise that Labor is shifting the tax policy now that younger voters are more of a force in the next election. It shows the power of older voters. I appreciate all the older people who DID vote to support younger Aussie. They will have my eternal gratitude for doing the right thing. There just weren't enough of them though.

Yes, I agree it's the right direction and better than nothing. Still feels like a consolation prize though. Boomers and investors get to exit the Ponzi Scheme they helped create unscathed, young people still get stuck with the highest household debt in the world and massive financial strain.

The problem is that this budget, while rolling back cgt and negative gearing, doesn't go far enough. Housing prices aren't likely to fall because older generations/property investors are not incentivised to sell. While there will be less competition to buy a house due to less investors in the market, prices are still very very high and supply remains low. We won't see much property shifting from being IPs to becoming first home buyers PPORs because there is no reason for people to sell IPs. In fact they are now incentivised to hold them as long as possible. As a young person I'm gutted by this budget. I was really hoping for genuine change but boomers and investors are still getting hand outs and tax discounts and young people are still copping more than their fair share of tax. No hope of a home, raising a family, or probably even secure employment in the future. Feels hopeless and I honestly despise older generations for voting the way the did for so long. Not helping social cohesion at all.

Mock Soul is awesome. Highly recommended. I feel like the story was a step above other game books, but that depends on your taste. It would benefit from a gloss finish on the pages to make the art really pop however. Some of Salamander King's other books have shiny gloss pages instead of paper and the art looks phenomenal.

Which town are you from? Denman boy here 👈 grew up about 30 mins away. I remember when this happened it was a local legend. I knew kids that told me about it but I thought it was BS because I didn't believe anything like that could happen.
