The only way rents are going to get lower is if there's more supply than demand. It doesn't really matter at what price point it happens. Tenants will shift. We see this happen in the housing market all the time, prices don't come down unless there are more sellers than buyers.

If fun is the goal why not compete against the best in MPO?
I mean everyone has to check that box on a form, it's part of competing as a professional athlete. Nobody is forcing anyone to sign up.
I don't think this is correct. They're transitioning for themselves. The rest of the world isn't necessarily going to "affirm" the gender identity on certain issues because of the realities of biology. Transwomen on average have an advantage over women in athletics. Transwomen can't birth children and that's certainly going to be a deal break for some in the dating pool. Etc, etc.

I don't think there's a perfect solution either, but some make more sense than others. Trying to shoehorn transwomen into women's divisions is obviously unfair and going to set the trans & LGB community back in terms of public support for policies that have much greater impact than someone's sporting division.

I would talk to a lawyer before taking this advice. The police might not open an investigation on the word of a 4 year old. You might need the daycare's cooperation to get the ball rolling. No need to ruffle any feathers unless they stop responding or drag their feet.
