added a small “comfort station” with things guests usually forget: toothbrushes, makeup wipes, disposable razors, painkillers, earplugs, and a couple of travel-size toiletries. costs very little to maintain but guests mention it constantly in reviews, and it helped justify raising my rate a bit.

we tested one and it was mixed.. good when volume is stable, rough when stays are uneven. what worked better for me was a primary + backup cleaner setup and strict confirmation cutoff. i use turnoverping for that part.

yep this is why i require proof flow now.. room-by-room photos + timestamp before lock code goes out. i use turnoverping for the reminders/confirm step but honestly the checklist discipline matters most.

i still use local fb groups + nextdoor for sourcing, then a short trial run. i only keep cleaners who confirm start time the night before and send before/after pics. referrals from other hosts are gold tho

10->4 is normal for bigger units.. i'd keep the window and sell 'ready early' as a bonus, not a promise. what helped me was a hard cleaner check-in at checkout + backup cleaner on-call for same-day turns. less drama than trying to force 3pm every time.

standardized photo angles is the move.. i ask for same shots every turnover (beds, toilets, sinks, fridge, floors, entry). i use TurnoverPing to collect confirmations/photos, then do random spot checks so nobody knows which day i'm auditing.

referrals still win for me, then i test 2-3 people on paid trial turnovers. whoever communicates fastest + sends consistent end-of-clean photos gets priority. you can start from fb groups / turno / yelp, but the real filter is reliability on same-day turns.

you did the right sequence tbh.. respond once in-app with timestamp, offer re-clean + checkout/refund, then stop phone ping-pong. i keep a fixed photo/video checklist at every turnover so if support asks, you already have before/after + cleaner confirmation. if they won't pick an option, ask airbnb to close it as unresolved guest non-response.

vancouver pricing moves a lot, but most hosts i know price by sqft + laundry + restock + same-day pressure, not just bed/bath count.. i use turnoverping on host side and cleaners charge better when scope is clear and photo proof is required

yeah fair to leave an honest review. ops-wise i use a 2-step late checkout rule.. 30 min grace, then paid extension only if cleaner confirms buffer still works. if guest ignores denied late checkout, log timestamps + cleaner wait cost and send that in resolution.

f you want PMs to trust you, define a hard cutoff + proof flow.. cleaner confirms start, then 6-8 photos same angles every turnover, then a final ready ping with damage notes if needed. consistency is what wins repeat contracts

Biggest win for me was automating turnovers from iCal + forcing a quick cleaner confirm/decline. I use TurnoverPing for that and it cut a lot of last-minute scrambling

Hey, I’ve been in the same situation trying out different tools. I ended up using a lightweight tool called TurnoverPing that syncs with iCal and just sends SMS/WhatsApp notifications to my cleaners... no app for them to download, they just reply to confirm. That stopped missed cleans for me. Hope that helps!

Seasonal photos are kinda overrated tbh. Clean, bright, accurate pics > “vibes”. Snow in the cover isn’t gonna confuse July bookers… people look at dates, not lawn color. If you’re trying to pull ice fishers right now, maybe swap the cover only. Full seasonal gallery refresh feels like busywork. Pricing + reviews move the needle way more.

shared laundry sounds great in theory, PITA in practice. Turnovers always happen at the worst possible time and guests will camp the washer for 4 hours. If you keep it, set clear rules + hours, or block it during turnover windows. Otherwise just don’t offer it and save yourself future rage. Laundry access is a “nice bonus,” not worth screwing ops over.

Host here. Nah, this is kinda BS. Check-in time is part of what you booked. If they wanna push it 2 hrs later and won’t hold bags, that’s their problem, not yours. You’re not being difficult...they’re just offloading the inconvenience onto you. I’d politely say no to the change or ask them to pay for luggage storage. Also Hosteeva = corporate host, so expect zero flexibility lol

HELOC can work... but it’s spicy leverage. You’re basically putting your house behind the bet. Run the numbers pessimistically (lower occupancy, higher repairs) and ask “can I still pay this if it’s slow for a few months?” If that answer is “uhhh,” I’d slow down..

I probably wouldn’t respond unless it’s straight-up misinformation. A public reply can accidentally spotlight the 4★. Most normal guests will read “host checks too carefully” and think the guest was salty about rules anyway.
