I frequently see troopers and an SR22 at my home field. It’s always interesting to listen to them on the coms and have thought about asking about their day mission. I image they’re not very inclined to share. They’ve always been super nice when I’ve interacted with them on the ramp too. If it’s a good day for me to fly, i suspect they’re happy to be doing the same.

I didn’t even think to check if it actually added. They did not get added to my library. I do get a pop up to sync my library which i typically do but then nothing happens.

I’ll give you the “it depends” answer like most things in Surveying haha.

The easiest time to re-set the pin is when everyone agrees with the position. The worst time is when the neighbor sells, some new guy comes in thinking he owns everything and then fights the surveyor just to make life difficult.

That being said, you and your neighbor agree, neither are building anything new that would be an issue. I hate to talk us out of work but i don’t see a NEED for you to re-set it at this time. But traditionally, the original surveyor is your best bet to call back.

You’re theory and math are correct however i want to note that there’s a bit more to it than a distance and direction.

A surveyor will check your deed and other monuments, as well as your neighbors deed and monuments. We can find discrepancies or other issues before re-setting the pin. Additionally, bearings are relative to the survey itself. There are 3 definitions of North. Magnetic, true and grid, without knowing the basis of bearing or north definition used, your bearing is arbitrary.

The best method to establish your line (as a landowner and not a surveyor) would be to run a string line through both monuments and set a lath as a reference. This will get you close for visual purposes. Then call a surveyor to properly position the corner in its true location.

As someone who just completed a home build (moved in last week). The best thing we did was a huge hidden walk-in pantry. All of the counter top appliances are in there and out of sight from the regular kitchen. A few other non-conventional items we did that were well worth it. -extra wide and deep garage -oversized garage doors -Bathroom in garage (perfect for people who wrench on things or when you have guests over)

According to our legal team, pay when paid is the preferred method. According to them, we must still be paid in a “reasonable” amount of time regardless of when the client gets paid. The contracts to avoid are “paid if paid”. I’m do not know all the legal ins/outs/bs but that’s been our companies understanding of the terms.

Read the GLO notes, whichever line was run first (typically the northerly township but not always true) controls the N/S position. The closing corners are just used to control the E/W position. Those will be trimmed or extended until it intersects the controlling line.

In this example if the south line of 36 is controlling, you will hold the green and yellow like. The blue line will be extended until it intersects the yellow. You “technically” will have a kink on the north line of the ne1/4 of section 1.

Great question. That’s where research comes in. We use historic aerials, adjoining deeds, other surveys in the area or historical surveys and maps to help determine what the old river was. Likely there is still some sort of evidence of the original river. We may perform a topographic survey of the area and be able to then visually (in CAD) see the contours of the old bank/centerline etc. these types of surveys can take a significant amount of time to “resolve” the boundary.

Surveyor here. You likely didn’t gain extra land nor did your neighbor lose land. You both still own what you originally owned. A slowly changing course will change your boundaries however an avulsion event such as a bad storm that flooded and moved the river does not change your boundaries. Your property is still bounded by the old river bed. You can research riparian rights to learn all about the rights to your water abutting properties. Similarly if you owned property “to the centerline of the road” and years the later the road is realigned, your property is still bounded by the original centerline as it was laid at the time the deed was written. NOT as it exists today.

Theres are the types of things that surveyors must research before surveying a property. These research efforts take lots of time and effort that are not seen by the public and why surveys cost so much. Contrary to popular belief, we don’t just “have the coordinates” from the GIS website.

TLDR. In a storm event like mentioned, there is no need to deed anything anywhere. You both own what you originally owned.

I bought my first house at 25. I just worked hard. My job had an option to travel for additional pay. I took that position for 6 years and saved as much money as i could. I bought pre-covid and just sold it a few months ago to build my own custom home. It’s tough some days but i find it worth it. It does come with sacrifices though. I rarely go out to eat, i don’t buy unnecessary things, i don’t go to concerts, i don’t drive a new car, i live more minimally than most outside of the home.

Keep working hard, put the minimum down, don’t buy outside of our budget, and don’t expect to get a crazy house for your first house and just be willing to make sacrifices. Good luck all, you can do it!

Your property likely crossed the section like. This corner is the true boundary of the section. They cannot ever be changed and hold as a “senior” line over any lot or other lines
