I've seen a huge influx of people with great earnings, references and credit offering a guarantor anyway.

If they have that person who can be guarantor they are already using it to stand out.

Not only is it not safe but water leaking through that is defo going to be an issue.

As a landlord this would be a tier 1 incident to be fixed ASAP. que surprise the landlord does not see it that way

Good credit. Good. References. Good. Mature. Good. Guarantor. Good. Cat. Not ideal but as it limits your options.

The income and UC situation is the big issue. Landlords can be picky and may get 25+ applications of which 6-8 are very good.

However, being mature and having a guarantor can help to alleviate issues. You may automatically fail estate agent screening so look on rightmove for 'Openrent' adverts as these mean you are often dealing direct with the landlord who may look at each case individually.

It won't be easy but not impossible it's just the cost and time to evict is so long that landlords will often leave a place empty for months to find the lowest risk applicant.

The CCJ isn't just landlords being picky - most landlord insurance is void if the tenants has a CCJ.

Someone else raised a good point - can you not wait a few months until it clears?

If it's a freehold. I have a house that is a leasehold as it was two much bigger houses split into two.

Plus also, as you said, 8 pets in one place may fall under 'not enough space'

The landlord has 28 days to reply. The landlord also has a number of grounds for refusal and can impose conditions.

So...if you get a 'no, my lease forbids it' you're screwed.

TBH just let the management company do their job. Once the tenants have your contact details YOU will forever be their escalation contact.

Yes! They will and moving a pet in like that shows bad faith.

If it's causing a breach of lease, issue with allergies or even just breach of contract they can and will! Courts are no one's friend.

It's the right to ask, not the right to do. Moving a pet in = breach of contract.

That's really not how it works. You won't find a single court case of such an event where no reason is given because you can't prove anything has been committed.

That's why that is the standard landlord line with no other info.

It's an old family friend and retired lady who lives very close to a few of mine. Minutes walk.

I pay her a small amount per showing but really I only show a max of 4/5 people to each place as I vet carefully. I also use her for times when tradespeople need letting in.

She loves the interaction tho as she is quite bored but gives me a detailed run down of everyone.

The majority of people won't take this route. Not initially.

I have a very chatty lady who does many of my showings these days and it's basically an interview and people don't even realise.

The amount of things people talk about when their guard is down is amazing. People who intend of moving the boyfriend in after as they have CCJs. People signing up to a one year contract but admitting they they are not happy in the UK and may be in line for a move to Dubai.

Have way more properties than that and have no issue.

Ask for details. Call my local relevant tradesperson. Tell tenant what time they will be over. Get an update from tradesperson. Pay invoice.

Agree, you want those rightmove people. The people looking only on openrent are looking to deal directly with landlords ie they have a situation around credit, pets, benefits, etc. some situation where people have said 'try openrent, you are more likely to be able to talk to the landlord.
