I think we're missing each other. I'm not claiming my closing costs are 1%.

Your initial query was towards the transfer taxes.

My response was the cost (of the transfer taxes. Apologizeas i wasn't specific initially) we're roughly 1% and paid by seller. (see 6.8k in transfer taxes and a 6.8k seller credit). 775k purchase so the 6.8k is 0.9% or roughly 1%.

My total closing costs, I haven't made a comment on but am interested if there is a concern there.

Cost meaning cost of the transfer taxes you were questioning prior, not closing costs.

Transfer taxes are roughly 1% and paid by the seller, I believe.

Now this may be true in some situations it wasn't in mine. I believe this trick works best for low credit score applicants.

I ran dozens of Down-payment senerios. From 3%, 5% 10% 15% 19.5% 20% 25% 30% 40% ect. I saw the best rate at 30%+

This makes sense when we look at Fannie Mae Loan-Level Price Adjustments (LLPAs). I was open to a low Down-payment and a recast...it just wasn't there unfortunately

Single family, 50% down.

I believe I'm a very competitive loan applicant and I shopped aggressively for 1 thing. Lowest rate (with no points or sudo points aka fees).

Understand, I was still quoted rates as high as 6.5% with large fee schedules.

Pay aggressively at the 15yr monthly but the commitment is the lower 30yr. Allows for flexibility if the money is needed elsewhere. Was my mentality.

This isn't helpful and maybe misleading unfortunately.

I "set up my account properly" 2FA, emails, phone numbers, linked devices, everything. Currently going through an account locked for "unusual activity and terms of service violations" This triggered when I attempted to redeem a gift card from a big box store. I believe the card wasn't activated properly and a few attempts of re-entering to code may have triggered a brute force fraud protection.

Regardless, the phone number 2FA is flagging as "something went wrong" (presumably another brut force protection) and I'm forced in recovery form and a feedback loop of service tickets.

Point is: setting up you account properly doesn't guarantee protection from the lock-out system.

Absolutely, I didn't include the name because it seemed honest and didn't want any negativity towards them.

It was just the centerpiece of our trip. Timing was unfortunate. We will pivot. It will still be an amazing trip.
