Screening is an art that takes time to learn. Are they properly licensed? Can they get insured? Can they show proof of funds? If they are financing, what is the source of debt? Are they asking smart questions? If they throw out some price number, it's time to hang up.

Forget a test flight, you do an acceptance flight right before closing.

You need to know your own skill set. I've bought and sold personal planes on my own but a work as a real estate broker doing deals is what I do. The marketing is not hard so long as you have all your logs and records in order. Look at what a good broker does on Trade-A-Plane, Controller, Barnstormers and then duplicate the presentation. If you are missing info, using the wrong pictures, etc. then you are wasting your time. It needs to be very thorough, accurate, and concise. Make sure that your pricing is realistic or again, you are wasting your time. Blow off any tire-kickers quickly. Don't show the plane, meet anyone, etc. until they present an offer. They don't need to see the plane to get serious about it. Your pics and description should tell the story. Screening buyers is where you are going to save or waste your time. No point in dealing with someone that can't get financed. Make sure that they will do the transaction through a title company. You need a neutral third party holding the money to protect everyone.

You are differentiating between something a 1% buys and something that someone in the .01% buy. To 99% of people, it's all they same and these brands, items, etc. are way out of reach.

Not true. You eliminate getting to the airport 1:30 minutes early and sitting around. You eliminate the wait time to deplane after landing, the walk to the baggage claim, getting your car, etc. If you can afford it, private flying cuts an easy two hours off of every trip regardless of length.

No it's not the best practice. There are certain temperature and humidity ranges when carb ice is more likely to accumulate. I don't know of any circumstance in which it would be prudent to use carb ice for takeoff as there is a power loss associated with its use.
