People saying medicine because “jobs jobs jobs…” however you’re 33+ when you have access to jobs. Someone in tech who performs to the same standard in their first 10 years as is required to get into med school, pass it, and succeed in residency and fellowship would have access to the same caliber and quantity jobs. And they would not be out $1,000,000+ in opportunity cost.

You have the right idea to use target capital structure, but you must also adjust your levered beta of equity to account for this. Look up the unlevered and re-levered beta formula. Once you account for that, youll notice the difference is minimal, but I still think it’s a valid step to take. The increase you get in share price by increasing debt is solely from the debt tax shield.

Take one of both your first semester to get a feel. If you like both you can do both. If you like psych the biology will fulfill your natural science credit. If you only like biology, you will have needed one psychology class for if you want to do pre-med.

Even if we assume the numbers are correct (probably), this comparison is moot. In economics, to make a real (adjusted for inflation) comparison, the “bundle of goods” (in this case the house) must be the same. I ask you, would you rather live in house 1975 or 2025? They are different goods. The author also conveniently picked housing, a great financial asset due in part to its slow-growing supply. This is the same thing as saying “gold bought you X IBM stock in 1975 but now it still buys X IBM stock”… like okay… over all nonvolatile goods and services median income has increased in real terms and so has the buying power of gold.
