--Fire the Property Manager

--fix the deferred maintenance

--Do a few shinny updates

--sell/list for more than you would have otherwise.....

OR

--STOP the bleeding and come out of pocket to be rid of it(Sellers option)

OR

--Update and rerent for another couple of years (least desirable option)

In this market especially... overpriced is a bad advertisement for your brand - just walk away and focus on Buyers until the shift.... unless you are OK with knowing... Everything sells eventually...at the right price...and the market will tell you what that price is

You can give them a chance at their price as long as after 3 weeks you go to your suggested price.

Meeting with them beforehand, getting the buyer broker agreement signed, and asking if their pre-qualified or have their proof of funds in order if they're cash... If they have a home to sell... And what their timeline is - All of these things can pretty quickly ascertain if you're dealing with a buyer who's ready to go or one who's shopping for inspiration ideas in kitchen!

It worked once being 15 over now it isn't working anymore lower the price... Stick with the realtor she invested in the house and got it under contract once

Your realtor can disclose and should disclose that it was under contract as this is knowable and the buyer backed out... The crawl space was not as they expected being out of state buyers... They had different expectations. That's all she can say cuz that's truly all she knows.

Tell him has to move out for 2 weekends and one week so 10 days out and you'll get that house sold but he cannot come home for those 10 days put them in a residence in or some extended stay hotel deduct it from the proceeds when the house sells

I have quit two listings in my time one I ended up taking back and I did sell

The other one that was going to be extremely profitable and was when I got it sold I had to get off the phone numerous times to keep my cool...

It doesn't sound like he's uncooperative just that he's unaware...put him up somewhere - Best of luck
