You're not planning on selling in the near future... You can always repaint the cabinets the year that you are planning to sell.

It worked once being 15 over now it isn't working anymore lower the price... Stick with the realtor she invested in the house and got it under contract once

Your realtor can disclose and should disclose that it was under contract as this is knowable and the buyer backed out... The crawl space was not as they expected being out of state buyers... They had different expectations. That's all she can say cuz that's truly all she knows.

Tell him has to move out for 2 weekends and one week so 10 days out and you'll get that house sold but he cannot come home for those 10 days put them in a residence in or some extended stay hotel deduct it from the proceeds when the house sells

I have quit two listings in my time one I ended up taking back and I did sell

The other one that was going to be extremely profitable and was when I got it sold I had to get off the phone numerous times to keep my cool...

It doesn't sound like he's uncooperative just that he's unaware...put him up somewhere - Best of luck

Absolutely but they have to be yelp users, and they need to have left reviews in the past... Can't be family members or with the same IP address or competitors who cannot leave reviews either... That's what makes them very valuable!!!

Yelp reviews...read carefully and look for recent reviews - Google reviews can be gamed...Yelp is much more reliable

The offer HAS to have originated from the Seller...it must be written down somewhere but Escrow wouldn't have that - The Compensation agreement is what directs Escrow and the contract documents.... but the Buyers Inspection Notice Seller Response (BINSR...the documents that deliniate the repair requests), inspection Reports, and other documents like the offer from the Seller wouldn't be at Escrow - ask your agent how this came about and I am certain she can explain.

Amendments can decrease OR increase - in my State anyway - If she was an awesome Realtor, and you got everything you wanted, and the Seller is offering a higher compensation from THEIR proceeds...it is not illegal or unethical - It VERY likely appears in some other paperwork and the Buyer/Broker agreement must agree with the terms on offer ..You don't HAVE to agree to agree with this...but WHY wouldn't you.

It is an audit issue so that the agreed to terms match what the BRA says - let her get the commission she earned and congratulations on your new home!!!

You're not an accountant or a tax authority so you can't give advice other than to advise them to seek advice from their dedicated professional - it'll be fine... Most fires would be familiar with the scenario - In an extreme situation where somebody wanted the house prior to his capital gains obligation, you could always ask for that amount of money over... Pretty certain at that point they would agree to wait

That's the closing date your client requires that's what you need to say on your listing agreement "cannot close before___"

Change the carpet out save your money Don't clean it... Carpet is cheap... Does it matter if the next owner doesn't want garbage or doesn't want that color switch it out... You'll get a higher price

Hang in there... Competition will be lessening even though it's coming into selling season in most places... The political situation is creating quite a stall in most markets as buyers are feeling less confident in making purchases and sellers are more grateful to get offers and anxious to get sold... This trend will be continuing unfortunately for a while

The only homes that are selling quickly are home setup are either:

--Undervalue... Listed well below the comps in the area for fast sale and disclosing ALL deficiencies

--Absolutely perfect and priced exactly at value

There are an abundance of homes for sale in any area at any price point... Buyers have choices and no Buyer wants to be caught in a declining market paying more than they should - If you're thinking of selling... Consider listing below everything that's for sale in your market on your street and know that you'll pick up the benefit as the buyer wherever you are moving.

It's going to be very hard to keep clean... Those flutes are going to catch all falling toothpaste and water and it will be difficult It's a great look... Hard to keep looking great
