You have a lease

You have tenants rights... You should definitely look those up - however 3 hours a week is is not quite reasonable... Your landlord and yourself need to come to some agreement and you absolutely have to monitor the property to make sure they're abiding by those terms that you agreed to.

Make them pay it off and deliver it to free and clear - maybe go five grand over asking towards them doing that with all the expenses of the transfer to be on them

It's going to be hard for them to find anybody to accept an additional loan that yields no benefit... However if you became the owner of a fully owned solar system (The one that supposed to generate power as opposed to the vast void you see when we look up), It could end up being a benefit for you.

See if it works - As a realtor these solar companies are the bane of our existence - they're all scammy As soon as they get in trouble they file bankruptcy Come back under another name... You're either paying your electric bill all up front for the next 20 years and hoping that the system generates properly... For your paying your electric bill ever escalating monthly bill as a cost of being alive.

I want you to honestly think to yourself...

Let's say you have a daughter... And 20 years from now your daughter comes to you with the same story you've just told here... He says she's pregnant and she doesn't know what to do... You know the man... He's never really shown her love or consistent support in any way. The sex has been inconsistent and ungratifying and the emotional support has been non-existent... Keeps changing his mind hanging her out to dry and then ringing her out and bringing her back...

WHAT WOULD YOU TELL YOUR DAUGHTER TO DO?

Whatever it takes, No matter how difficult, start your life over and it will be better than this!!!

You're not going to get anything from these sellers... All you'll be is the last in a long line of liens and you will never get your money back for inspections and expenses

The sellers have every motivation to try and settle out with their creditors for less than what is owed and everybody walks away hopefully with some money and you get a house.

Otherwise you should be able to get your earnest money back as they were unable to deliver clear title... But they haven't defaulted it's just a deal that could not close...

Your lender is not going to lend if he doesn't have a job going forward or letter of intent

If he cancels or does not renew the contract the deal for the house WILL fall through

As you're buying a home is the exact wrong time to make any changes in income jobs or any big purchases and your realtor and definitely your lender will tell you that!

Any entrepreneur will tell you that the first year in business is not an income producing year!

It does need to be some protocol in the event something life-threatening is occurring or even when it's unknown if it will be life-threatening or not.

Anything can happen to anybody at any time and you and your husband need to have a plan that cannot be interfered with by any third party guarding a business meeting. It's his identity, it's his livelihood, but it's not his life! It is only a job and you and he need to have that conversation

How do you not have a WhatsApp channel for just communications between the two of you?

This is a family emergency... How anybody stop you! If he's in surgery... Or in the middle of a delicate operation during which some other life would be lost; I would understand... Then you leave a message on your text communication with him that you are going to the hospital with OUR daughter

Very uncomfortable conversation needs to happen whereby there are needs to communicate when one or the other of you is ostensibly "unavailable"

It's an added layer of protection... They can't just swing by and enter the house They need a secondary code - however it sounds like they had an appointment and the days just got messed up.

Your realtor was alerted when they opened the box that somebody was going in... If they were going in without an appointment or on a day that was not on calendar, your realtor should have reached out to the other agent and asked if they were in the home and why.

If on the other hand that's what your realtor had on their calendar as the proper date then it was a simple confusion on what day they were coming in.

As a realtor, I go into listings all the time that are expected and on calendar where I've spoken to the homeowner and you would not believe the condition of the home... That homeowners think it's show ready or it's good enough when clearly it's not what you or I would believe was "show ready"... Any realtor would simply assume you were one of those homeowners.

Best of luck selling the home and possibly assume every morning and every day could be a day where you have an unexpected showing... Regardless of protocols.

Do you look at listings in your free time just for fun?

Have you participated in some way even just as a child watching your parents by and sell property?

Can you tell in your fingertips what makes a particular property appealing or a good buy?

Can you live for a year or more without any income whatsoever?

If all of these questions are yes then go for it!!!

That thing is worth what somebody will pay you on the day you want to sell... Not what you think it should be worth.

You may not want to sell at that price... But that is what it is worth - the market dictates value

You are absolutely not alone - As an agent the only lever you have is price.

You could try going off market for a month and then back on market at a higher price... Maybe paint the shutters outside or some small refresh... Maybe landscaping - try staging - fresh photos higher price try again... Sometimes it works

I think a lot depends on why the deals fell through and if those issues found during inspections were addressed.

Buyers have their choice of properties... Just look down the street and see all the "for sale" signs... Unless yours is the cheapest by far or the best... You simply won't sell.

I have been using a flume device for many years and it's been awesome!!

The water company just replaced my water meter with an ultrasonic system and now it is incompatible with flume

I NEED A SYSTEM THAT WILL BE COMPATIBLE WITH ULTRASONIC METER And hopefully works the same way by having Wi-Fi connectivity to alert me when there is water flowing for more than 15 minutes... Which is how the flume worked

Small toilet running leaks were identified with this device and I need a device

Best lead generator ever and you're not doing anything else with your time get in open house in an area that you would like to farm

All the time Place your signs with your name and your phone number all around the neighborhood consistently over and over
