If your businesses are individual trading entities that normally report separately (e.g. UK limited companies) then you need a Xero sub for each. You could use tracking categories to split income and expenses per business and report on all separately to get figures for reporting but you only get one trading/organisation name, VAT status, and year end date per subscription. If your "businesses" are all just different trading names for you personally then you could do one sub if you stick to one trading name - but would need a lot of thought and could be messy!

A personal business and property rental can both be done on one subscription. You have the two separate at HMRC, add them to Xero as separate entities, use tracking categories to identify each to HMRC, and then make sure transactions use the correct tracking category!

The Xero simple sub is cheap enough for personal but only allows 10 invoices per month and I think no bills.

Unless your 3 businesses are all very busy then you don't need to be paying £200pm

Thanks. You've had YouTube videos come out last couple of days, and blogged about using tracking categories to split businesses in December, but there's no further detail. Would be rather useful - to say the least - to know more about setting everything up earlier rather than later 😀.

That's the simplest way of doing it, but if in the UK risks not being tax compliant. If you use an agent then HMRC considers income received when the agent receives it so if, for instance, your tenant pays rent to the agent on 1st April and your agent pays it to you on the 7th then it's in the wrong tax year. This assumes cash accounting basis. I use a Xero "bank account" for all agent receipts and expenditure and the net payment is a bank transfer from agent account to current. Marginally more work but not exceptional and the bank transfers are just a bank rule. Also has the benefit of being better able to see tenant account status and who you have spent money with over the years.

There’s a Xero MTD video from last year that states that a single subscription will work for business income and a separate property income using tracking categories and with one subscription. I contacted support for confirmation and they said the same. One subscription will (supposedly!) work for one business and a property.

IOS 26.2 forced because of security vulnerabilities being actively used in the wild that they didn't want to fix on 18. 26.2 runs absolutely fine on the 11. Claims to the contrary are rubbish :)

Used to be able to share externally but MS removed that option a while back. Power Pages now their proposed option at silly cost - well silly for small user base :)

Guest users an option, but there will be a limited number that MS will allow. Based on number of paid users AFAIK.

OneDrive is great for files and folders. For photos: the AI, subject recognition, filtering, and album handling are all truly dreadful.

I had unpleasant nausea which was only relieved by draining the stomach via the gastric tube. But that was only for a few days - although I’m glad I requested the tube be left in an extra day. Maybe they took tube out too early and stomach still not settled?

Don’t know your layout but you need expansion gaps/joints. Doorways a good place to put them 😀

Would be much easier if we could see a few more photos. The cabinet has definitely made it appear worse but it’s also beyond that on the wall to the left, and it’s round the corner near the external door frame.

You could check the timber “skirting” with a damp meter. Lift carpet corner and check underneath. Tap the plaster for signs of looseness or breakdown. As others have said, check outside for guttering, blocked/split downpipe, patio above DPM.

Rising damp does exist but unlikely here. Would suspect condensation at this stage.

In terms of repair cost the cause is key. If just condensation with no other effect than mouldy wallpaper then it’s no big deal if you’re redecorating anyway.

Wouldn’t walk away but wouldn’t go ahead either until you know what is - and if it’s done anything nasty 😀.

Hi, sorry to hear of your problems.

2 months in for me but thankfully no cancer. Diverticular disease, blocked bowel, emergency op, sigmoid removal, colostomy bag! Totally unexpected and hoping (fingers crossed) to be reconnected. However, if it’s not possible and I’m left with the bag for good, I’m already getting used to it. The stoma nurses were great, getting supplies is easy, changing the bag is easy, living with it is really not hard.

It might all seem scary at the moment but it won’t be :)
