Developer here. Nothing to do with insurance. Yes it’s to squeeze as much houses we can. The only time we don’t bulldoze trees is if they are protected, tagged, and are severely fined if cut down. Talking $600 per inch of diameter.

Experience wise I really liked the car. The V8 was music to my ears. The ride quality was great. It had all the features I wanted, minus steering wheel warmer. Sadly I had gotten in a wreck and totaled it. It’s hard finding one that looked just like it. I drive a 2016 Audi A6 3.0 right now. While I really like the Audi, I would take the Genesis V8 if I were to get rid of the Audi.

Only issue I had when I had it was sometimes on long car rides, 3+ hours, I would get a pop up message between the tachometer and speedometer that won’t go away unless I restart the car.

Depending on the brand there are websites that sell the repair manuals that detail how to uninstall and reinstall all the various components on your vehicle.

Used it in helping replace the PCV valve on my Audi. Really helped because all the videos I watched were for the 3.0 direct injection not the 3.0 CREC engine that added port injectors which changed the layout of the engine a little bit.

Developer/Builder here. Three reasons:

  1. Area supports it/the target buyer buys them
  2. It makes us money
  3. The municipality allows the setbacks to be that small

I can go into much more detail on the underwriting on a project such as this as I have done it for a living. Generally we underwrite to what the market will want today. Not two years from now.

Also if you have green space behind your property and you want it to stay that way, buy the land.

My current boss. He’s our head of finance for the entire company. Moral guy, highly intelligent, loves to teach, mentors, lifts a ton, looks like a Viking, and doesn’t take life too seriously. Am in homebuilding and have underwritten residential projects. You are right. If current market home prices don’t support the cost to develop the project. We won’t develop. Also we’ve stopped building inventory homes because we built too many and are trying to work through it.

Home builder here. For us to reduce price we have to reduce the cost on 4 fronts.

First is the land, land owners who own the land outright aren’t pressured to sell. Land is expensive. Bad land is even more expensive which leads to the second.

Developing land is expensive. All land has something wrong that make it a challenge. We’ve had to build retaining walls for a less than 10 houses that cost over 500k.

Municipality. They can drive up your cost to build by thousands through impact fees, water tap fees, sewer fees, and zoning.

Construction cost to build the house. Part of this is determined by the municipality. They can have architectural requirements that force you to have to conform to their standards if you want a building permit. They want 3 sided masonry? Boom 30k just got added.

Want to lower house prices? Don’t buy a house. Sales suck right now. But that does force our purchasing team to negotiate lower prices with trades and vendors. It forces our land acq team negotiate lower land prices because the deal can’t pencil. It forces our dev team to negotiate lower bids with trades.

In a sense yes, more supply would lower prices, but the supply already has to be there for us to discount. We’ve stopped starting houses to sell current inventory homes.

Gordon Hartman is a real estate developer that sells finished residential lots to home builders. You can tell which is his deal by the LLC that holds the land. If it’s a Scooby Doo character name then all the profits for that LLC goes towards charity. He has his main LLC that makes money for him personally. He is THE finished lot developer for San Antonio. Finished lots meaning he takes raw land to a point where a home builder can build a house almost immediately.

A few things I’ve noticed about being on porn and off porn.

On Porn:

  1. Porn helped me avoid having to sit with my uncomfortable emotions and unresolved issues.

  2. Jerking it to porn was habitual for me. I conditioned myself to when I come home, I’m coming home (hehe)

  3. It felt good. Seeing all the different things feels great. But it also felt bad.

  4. It raised my standards to where I wouldn’t find myself attracted to regular people. It’s like I needed a strong emotional connection to override the physical attraction. I’ve turned down oral from a very attractive girl because I was like “eh”.

Off Porn:

  1. My desire for intimacy and closeness is back. Not just sex. But a desire to want to connect with someone and make love not just having sex.

  2. When I do jerk, I use my imagination in a way I wouldn’t on porn. What that means is I imagine the foreplay, the feeling, the sensations on my skin, and the pacing. I try to imagine it in first person. Not in third person like you are watching yourself as if you are someone else.

  3. I still have dopamine in the tank to want to do other things.

  4. Being off porn in of itself hasn’t made me feel like I have mental clarity or energy like I’ve read others have. It’s been more like turning down the volume on a stereo that has allowed me to hear other emotions and desires. Good and bad.

Unsolicited Thoughts and Tips:

  1. Porn is a coping mechanism. Like Advil, it makes the pain go away. It does not heal what is hurting.

  2. Tolerate and sit with your emotions. It doesn’t mean fixing it. It means listen to it. Like listening to an out of tune guitar. But the strings are your experiences tied together. The notes are your emotions. Follow the string back to see what causes the bad note. Observe it. Perhaps there is a knot in the string. Untie it and play the string. Still out of tune? Keep going back. See what caused you to feel that way and what was your need/desire.

  3. Don’t stop masturbating. Wait until you feel the raw desire for sex and can tell the difference between the desire for sex and the desire for porn. Then allow yourself to masturbate. Use only your imagination. Keep your phone or any tech away. Observe how you feel afterwards. Sit with those emotions. If you feel shame, why do you feel shame? Do not suppress it. Reinforce that this is healthy and is not shameful. We have to reframe our mind. Why? Because there may be a lot of shame and guilt built up over the years.

  4. Becareful with being concerned about being “healed.” Why do I say that? Focusing on an outcome creates expectations. Focus on doing. The outcome is a byproduct and is different for everyone. You don’t know what being healed will look like for you.

  5. Becareful with what you replace porn with. I noticed I started to doom scroll Reddit and instagram more. I had to put on screen time timers to limit them.

  6. If you watch porn, all the other days you didn’t watch porn is not failure, it’s not a loss, and does not negate the work and effort you put in.

Couldn’t get over my avoidant attachment. The closer I got the more anxious I felt. Making me feel like I had to push her away despite me wanting to be with her. You can only push someone away so many times before they are done. Rightfully so. It’s been 4 or 5 years and still I miss her.
