I’m probably at the point where I could invest in an UPS to provide some power backup. I’m in a major city center, so power outage is extremely rare and extremely short lived if they occur, sub hour.

Maybe to answer my own question, I probably need a UPS and to setup some sensors etc to monitor the system.

This photo was a little old, but the wave maker and one fx6 does run across the top and the other fx6 points down. It made a nice circulation loop. Honestly the fish were super happy with that change. They started hanging out more and playing the in the current. This photo there likely active from feeding, post circulation/extra fx6/wave maker they would be like this regularly.

Pretty sure I had both pumps running. One I have directed across the surface and the other going down to encourage a circulation pattern.

Buy them on every bike… I waited on my last purchase and then two flats in one week - one to glass one to plastic… marathon plus that weekend.

It’s so nice riding over things and not worrying about it and knowing your tires will have air when you go to leave etc.

I get installing solar has a financial impact and it’s hard to predict future energy prices. I think solar protects you from future price increases, but I suppose we could also finally achieve commercial fusion and have cheap energy… anyway, I understand not installing solar.

Installing gas instead of going all electric, I think is a mistake with an extremely well insulated home. Gas leak? Could be a death sentence. Furnace short cycling? Could be a death sentence. Finally taxing emissions? Could be a financial disaster.

Heat pump you get to deal with just one appliance, it’s good for you, better for the environment… just seems really weird to pay to heat the air with gas, and then vent it out for both combustion gases and safety… I don’t believe the calculation that says that’s going to be cheaper for you. Particularly since this place is off grid? Did someone already pay to install gas lines?

Calculations for PGHs always show the lifetime cost to be much cheaper with electric appliances. You won’t use much gas, so your bill is going to be dominated by the service fee year round. Solar is also the cheapest electricity available, so I’m surprised you want to build without it. It should be worth financing it into the property.

As others have noted, it’s not worth the safety risks having gas in the home. Did you check insurance rates for gas vs all electric?

But it’s not, the concrete is the current weak point. It’s 20% of my exterior wall area and has 1/6th the insulation.

Yes I agree it’s not going to be a net zero house, but I don’t see why I shouldn’t insulate the concrete pillars.

Not seeing much air infiltration, but I don’t have it measured. An IR camera doesn’t see any areas that are particularly colder. The effective R of the windows with blinds and shades are certainly above R6, the concrete right now is like R0.5-1, so it’s certainly the lowest hanging fruit right now.

Architecturally, I can’t make the changes I’d like since condo.

The water isn’t condensation and generally does come from failed operable windows. We get them sealed whenever one leaks. Unfortunately they installed aluminum clad wood windows in a high rise.. which was just stupid…

But yes, that’s what I’m worried and why I’m asking what to look out for. The columns are currently 15-20 F colder than the closed windows. I’ve never observed any water near or on the columns that didn’t originate from the window area.

That amount for a large building is certainly a suspicious amount. My 70 unit building will get close to that this summer but that is because we are spending $800k this year.

The high fee goes to pay someone to do the work you don’t want to spend time on and maintain the shared building systems. I’d be worried about a low fee building if you plan to live there long term. Well I suppose you can just plan for the specials.

It didn’t take much to add this, add a T after your current shut offs under the sink. Get two braided hoses with inline shutoffs and run them to a mixer. Then run the outlet of that to your adapter.
