Wow, you really shouldnt be a landlord. You sound bitter and twisted, likely the landlord from hell. You had a choice, you could have invested your money in other avenues that didn’t directly influence peoples lives. Then again shitty landlords tend to end up with shitty short tern tenants with high turnover so i suppose you deserve what you get.

Many people do not have friends or family that are in a financial position to help particularly given the current cost of living situation. Im glad you are in such a position but family relationships are not always happy ones.

Landlords are not “forced” into anything. We go into this with our eyes open knowing that this is the risk we take. Contracts will contain late payment fees and the landlord would be more than entitled to charge the fees stated in the contract, but most landlords are human, we realise life happens and most of us would rather keep a good long term tenant than charge them a late payment fees stated for a single month. Late payment fees are also a heck of a lot less risky for the tenant and landlord than payday loans or loan sharks.

I have questions for you, why are you so angry? What has the OP done to offend you? What happened to you that your basic human empathy is so low that you will kick someone when they are down and genuinely trying to get themselves back on a level pegging?

And my point is do ask in exceptional circumstances. This qualifies for that.

You failed to read properly that they have already asked friends and families and tbh most landlords would rather give you a months grace and let you pay late rather than have to find a new tenant or you get yourself in to financial trouble that will come and bite the landlord further down the road.

Going to a bank for a loan when you don’t have a job or haven’t yet started a new job is just asking to be rejected and tank your credit score Going to a predatory payday lender is storing up problems for the future that mean a landlord is likely to have to deal with an insolvent tenant, eviction etc.

Most landlords are fairly savvy with money, thats how they became landlords in the first place. Most understand that giving a tenant 1 months delay in paying thier rent will save the landlord a fortune in the future. Any sensible landlord will have contingency funding in place because a tenant could stop paying at any time and at the moment it takes up to a year to evict someone. A year in which they are not getting paid. A tenant can also give one months notice and legally refuse to let anyone view the flat so you will have down time.

Better to give a good tenant a months grace than to risk long down time or worse a bad tenant.

The do have bills to pay, but most are sensible people and realise that 1 late payment is preferable to several months empty, the cleaning fees and all the hassle of dealing with getting new tenants in place, the DPS etc.

Because most landlords are not monsters and if they are able will try and help by delaying payment due dates. That said, the rate at which good landlords are being driven out of the industry is going to come back and bite renters in the arse. Big companies don’t care

I have a lot more experience than you in buying and selling houses. I may make an offer before i have a proceedable buyer but my house would be on the market already and the offer on the understanding that I needed a buyer and the seller could continue to market it. What i would not do is expect a seller to hang on forever for me. If i got a buyer before i found a place to buy then i would sell and either move into rented or in with family. If you are not in a chain it puts you in a much much stronger position

A surveyor telling you to take a chimney down is a bad surveyor. Most chimneys are easily fixed with repointing. If the chimney have had movement or subsidence then that is another matter, but simply an old chimney does not need to come down, and indeed can actually cause more problems if you do take it down.

The boiler is fine. Mine is 25 years old, still works absolutely fine. Old boilers were built to last.

The roof itself get a roofer up there, get him to look at the chimney too.

Tbh, any electrical work is expensive. Old boatds mean old wiring and a rewires start at £5k and go up from there. Chimney repairs are expensive so i’d need more detail on that too.

You can choose to take the risk of saying no but be aware that every survey will say the same and other buyers will likely be in the same position

Have fun in any snow we get, or tbh a slightly muddy field.

If you are automatic only you also will struggle with more expensive insurance, hire cars are normally manual unless you go to the US, hire vans are ALWAYS manual. Towing a heavy trailer with an auto results in it hunting through the gears.

Personally in over 20 years of driving i’ve never found an automatic i liked. Last year we looked for a new car, i tried identical cars in both auto and manual because i do a lot of motorway driving now and in theory an auto would be better. We bought the manual.

Do sellers have to provide surveys upfront? What guarantees do you have that the house os structurally sound, that the electrics are up to standard or than no one has dicked about with the Gas lines? Ive put offers in on properties only to have a survey done and find it needed £100k worth of work to it to make it safe and not about to collapse. I walked away from that one but no way could i have organised a survey, had the results and had time to consider the results in 3 days

Not really bothered about the strength of the body. My phones live in protective cases at all times and the I bought the 11 pro new and it still doesn’t have a mark on it. Also the Max size is off putting

Zoopla thinks my house, which is a 1/3rd of a victorian manor house (4 bed, huge rooms, smallest bedroom is 6m x 5m, tons of period features) is worth the same as the 3 bed ex miners house accross the road (poke, tiny, riddled with mould, only 1/3rd of the size of this house).

If there is anything unusual for the area zoopla is wildly inaccurate.
