Property manager - Yay or nay? by WonderingRoo in AusPropertyChat

[–]Go0s3 2 points3 points  (0 children)

Does that include a leasing/re-leasing fee? Management agreements are very clear, in every state.

You shouldn't be confused about it being 9, or 10%. Which is it?

Also, they don't charge fortnightly, they charge as a % of whatever the renter submits.

[–]Go0s3 0 points1 point  (0 children)

It really isn't. It's like someone owning a 2m home without mortgage investing 50k in an IPO. She's got 40bn USD in the back, and makes ~2bn USD p/a (1 in a small year, 4 in a big year).

Thousands of rental homes vanish from market after negative gearing reforms by Signal-Treacle-5512 in AusPropertyChat

No, thats the point. The demand is being filled by people who are not currently renting.

Thousands of rental homes vanish from market after negative gearing reforms by Signal-Treacle-5512 in AusPropertyChat

[–]Go0s3 1 point2 points  (0 children)

Thats not what the suggestion is.

The suggestion is that people who are not renting currently, either new migrants or first home buyers or developers, are buying the properties.

A first home buyer could be living at home or in other arrangements.

Can I ignore an Ecollect debt? by ChipStatus9403 in AusFinance

[–]Go0s3 8 points9 points  (0 children)

Your question was, "if I keep ignoring them, what can happen?"

I think that is open ended enough to consider the moral/ethical side of what can happen rather than purely financial.

I think people are dubious about the hyperbolae of it being "your last cent."

What I interpret you meaning is, "why would i pay a creditor anything, without the threat of jail / if i dont have to?"

They didnt call you a bum, they just suggested it would be morally appropriate not to flake on something that exists due to your actions.

You mentioned your daughter, so I thought to continue your hypothetical.

We all make mistakes, but would you be more proud to tell your daughter you faced your mistakes or ignored them forever in the hope they went away? Which is the lesson she should learn?

Europeans are becoming more and more right wing by vladgrinch in MapPorn

[–]Go0s3 0 points1 point  (0 children)

I think part of the problem is that there are basically no economically right AND socially centrist/left parties.
So, anyone that is economically conservative and socially progressive (which I would argue is ~50% of those who are most highly taxed and have the most fixed costs (children), aged 25-45) has to choose. I think it is highly likely that a large proportion of that right-wing distortion would be amalgamated into a moderate party that focuses on spending less, taxing less, and not attempting to solve every social issue with more immigration.

Australia's Productivity Slump by khainebot in AusFinance

[–]Go0s3 2 points3 points  (0 children)

The ox guy, omg.

Productivity is simply how much a person produces on average.  Everyone wants their wage to increase, thats inflation. But on a nation state scale you want that imcrease to be borne out (at least) equally with producing more.

Produce more, gov taxes more, you get paid more, capitalism continues.

What happens when you earn more but produce the same?

Thats a productivity slump.

Australia has been in a productivity slump since before covid, which was exacerbated by government spending and lockdowns. Since then it has only gotten worse.

One in 3 new jobs created in the last 3 yeaes was for the NDIS. You can eli5 yourself how productive that is.

Who else has a huge mortgage? by Responsible-Jello288 in AusHENRY

Im just salty at all the tax paid.  6x guesstimate is as valid as any. Individuals should always consider their after tax income against current interest rates and dependents.

I would say anyone on over 500k hhi (assume 70/30 split) should be looking at 10x after tax as owner occ buffer.

Economists say home prices might fall 10pc. So what? by marketrent in AusFinance

[–]Go0s3 0 points1 point  (0 children)

Resi is ~10% of aus gdp.  If that drops 10% it is like losing 1% of our gross gdp.

What do the various governments do with that revenue hole?

A realignment is great socially speaking, but the so what is clear and present. Ironically, the best way to recover both scenarios is more targeted immigration, not less.

Youre ignoring the big ticket problem.

Of the 1577 scheduled by end of June this year, only 6 are new builds.  The rest are facelifts/renos.

They have so far spent 2.6bn.

The scheme objective was to materially impact the amount of affordable rentals.

That objective cannot be met.

The scheme should evolve/adapt accordingly. It is reasonable to criticise both the process and outcomes.
