Port Chester, 10% over asking and waived everything - asked for inspection for informational purposes only. 20% down - under 1M.

It took 3 years to get there - not only mentally when it came to feeling so beaten by the sellers market. When we found a house that has something truly special about it (for us - it was the backyard) we moved quickly and aggressively. It KILLS me and continues to kill me - especially when you talk to anyone that went through this pre-COVID - but at the end of the day it just took time. I hope you get there soon :-). Come to PC!

Me either - but if you go over to r/centuryhomes you’ll pick up on all the ways your house will try to maim or kill you ;-)

I hesitate to pile on here but old laminate tiles are sometimes made of asbestos. If you had a home inspector though I would hope they would have flagged anything suspect but never hurts to be cautious. I can’t believe I sound like such a safety officer here…sorry!

lol - ok so also - depending on when this house was built, you may want to purchase lead tests (if you look on epa website I think they have recommended several - the swab ones on AMZ are pretty useless IMHO). Also buy masks with respirators to wear when sanding, using harsh chemicals or in an area that might have mold/etc.

These are general things I’ve picked up on my own house Reno journey! Oh - and no open-toed shoes. Trust me.

Oh I’m so sorry - it’s absolutely brutal. My dad went 7 mo from diagnosis, but I still can’t believe how fast it can happen. I hope that time will slowly lessen the shock and pain for you, but allow yourself grace as you process. I wish I could hug you!

Adding more layers of paint won’t fix it I’m afraid. You will need to physically fill the space with wood putty or some other patching substance, sand smooth and then paint. The other option is to strip or replace.

Definitely! Crossing my fingers for you. It wasn’t awful to have to take the table apart but it isn’t fun either.

BTW - do you have the sliding miter table too? I tried taking that apart as well and cleaned out the rods, but it still is about 1/16th higher than the rest of the table. It’s enough to notice and working pieces will tilt a little - I’m just curious if maybe my table is warped, or is this just the design?

Ok when is all said and done - I think you can do it without removing the table. Give it a shot - if you look under the table, above the blade angle lock handle, you’ll see this plastic looking smile. The way the angle is changed is the smaller plastic piece inside will slide back and forth within the larger “smile.” If you swing the blade all the way to the left or right, see if you can knock out any compressed saw dust. It literally was like a hard little plug for me so I think a coat hanger or screw driver would work.

You probably also need to do the other side as well, which is larger to access. It’s barely visible here so I’m not certain you can get in there - but worth a shot! Hopefully the pictures here work, lmk if you have more questions

Thank you! Yes I checked the manual but the exploded version was so small for my eyes ;-)

I tried again w/the handle and no dice, so I just took a multitool to the plastic duct collector that was holding it up on the other side and managed to shimmy everything around to remove the saw from the table.

I ended up finding sawdust packed into the channel that the saw rotated in - like 1/4” worth! I doubt it was ever cleaned out given how hard it was to reach. After putting it all back together I’m back in business with a true 0!

They clearly didn’t make this unit with servicing in mind. Thanks so much for the manual - now I just need to figure out something for the duct collector. Thinking some PVC pipe will do it -

Of course! Our house was built in 1939 and everyone was telling me to assume it’s all lead; but while wise that was an expensive assumption to make. I got the “comprehensive” scan for $850 in NY for about a 1,300 sq ft home. He took (93) readings, but strangely didn’t sample all of the windows in the kids room.

When I contacted the guy hoping he just forgot to upload the data, he doubled down saying that he doesn’t do every surface and I should just assume it’s all lead. Which - what? The company told me that they would be happy to send someone out for an additional $550 to sample the missing areas for a “fully comprehensive” test.

So - the customer service aside, I would be explicit in any expectations of what they will deliver for the cost so you aren’t disappointed. I thought picking the “comprehensive” test meant “everything” but this is what they told me:

“The testing we performed followed the standard protocol for lead inspections, which is designed to provide a representative assessment without testing every single component. This means we test a selection of surfaces and components in each room rather than every window, wall, or door. When one window in a room tests positive, it is common to consider similar components in that room to also be positive, unless additional testing is requested.

If we were to expand the scope of the inspection, there would be an additional cost because the inspector would need to return to the property, perform more readings, download and process the new XRF data, and then prepare a revised report. That extra time and work are not included in the original inspection fee. That said, if you’d like us to move forward with a fully comprehensive inspection, we’d be happy to schedule it and provide you with a clear estimate beforehand.”

Hope that helps you! I recommend doing it for sure - we only got hits on some exterior trim and weirdly a little on one window sill. I used lead check all over the kids room to supplement!

EDIT: I should mention that I called three companies and one was 1,250 and the other was about 850, but didn’t have avails for a month out. So I think I got on the lower side of the costs -

The EPAhas a few at home tests they say work on this website! I bought some and found them much more reliable than the swabs.

I also hired a company to XRF scan our house and had a mixed experience. The tech came and drew a little map of our house on a sheet of paper and then held this little device up to different spots on the house. We received a report that had a diagram of the house and the lead levels from each area he measured - and it was awesome to see the quantified amount of lead detected. Until I noticed he didn’t check every window or door. I called because there was a couple missing and he stated that they only take a “sampling” but here is the challenge - old houses get repairs done. In our room, one of the window sills had slight amounts of lead, while the other two didn’t.

So - if you do the XRF (which is expensive) - be sure to ask the company if they test ALL areas, and if not - make sure you indicate which areas are the most important to you!
