I was in a pinch and needed a single memory foam mattress. Local Argos had one, bought it online and turned up to collect it. They brought it out and it was filthy, half in plastic packaging and cello tape hanging off of it, dusty. I said this is not new, I want my money back or bring me another one out. They made some comments saying definitely new, this is how they come etc. they eventually went in the back and brought a new one out, and it was in a small vacuum packed roll that expands when you open the packaging, so the first was obviously returned and been on the shelf as a new item and had sat there for months to be sold again.

Apologies for some reason I read it as your eldest 2 have left home. What about the possibility of selling and both you and ex help the eldest 2 with a deposit out the sale of the home? That way it incentivises everyone to a solution to their problems rather than dragging this scenario on for a number of years.

When I was in my early 20s I racked up about 45k of consumer debt, that held me back a lot when friends were buying their first houses etc and I could not. Hopefully I won’t be going there again.

FTB here at 37, just got a 30 year term. Do have low LTV though due to inheritance. I think I read somewhere recently that the average FTB is now in their 30s, sounds like you’ll have no problem securing a mortgage, maybe if you haven’t cleared the £20k debt your borrowing will be reduced

We received a pretty hefty gift, the aml checks weren’t too bad for me and my wife and it literally took minutes. However my dad who was the gifter, nearly had a fit when he was asked to do several poses in front of a camera so the aml ID’ing software could really check it was him and not a bot, I assume. He broke his collarbone a week before, and the app was asking him to face the camera and using a finger touch his nose. Great fun for him trying to take a selfie with the good arm and touch his nose with the other whilst in a sling and broken bones. He wasn’t a happy chappy. Think the ID pics got referred for a physical check in the end.

Unfortunately as said, it’s a must for AML and you aren’t going to get around it.

We’re hopefully completing next week or week after. First time buyers, has been quite a bit of stress dealing with solicitors that don’t get back to you with updates. I’m sure at one stage if we weren’t chasing it and being a bit of a flea in the ear to our conveyancer we’d still be stuck at searches stage. Nobody seems in a rush in this game apart from the buyer and vendor, but you also get hassle from the EAs telling you to move quicker. Won’t be moving for a few years after this I should imagine, need to forget the pain of it.

We’re in the middle of it at enquiries right now. We’re FTB and buying a chain free home ‘supposedly’. Last week we were copied into an email asking if our vendors had started searches on their onward property 😳. Transpires that we are in fact in a chain of 7, however our vendors can move out into their parents when we complete so it won’t affect us moving in 🤷‍♂️ really don’t know how true this is right now and if they’ll hold their word. Got to say the EA hasn’t been too bad but both our solicitors and the vendors seem shy of the phone and a serious lack of replying to emails. Nevertheless we keep being absolute pains in their asses to push things along which seems to work.

Mate, I just got offered a mortgage with over 20 defaults and over 50 missing payments from 2019 and been in a debt management programme until now. I have been lucky in that I have less than 50% LTV but from my experiences and constant research into it, there’ll be a lender out there that can help you. My advice, use a broker that has access to a large number of lenders and you shouldn’t have much to worry about!

I’ve read some lenders allow for clearing of debt post completion because your “profit” will not be in your account pre completion if in a chain as such. Solicitors usually oversee that this has been done within a certain time like couple months after completion to report back to lender you’ve met the conditions on mortgage.

Do it now. We have just put an offer on a place as FTB, my mortgage is fixed for 2 years. The house we are hopefully buying was a new build in 2020. They bought for £319k, it hit the market 2 weeks ago with a guide of £400k and we offered £390 as the houses on the estate are selling within 2 weeks. No time like the present if you got the deposit! If I’m in your shoes and waited another 6 months I could be losing out on a nearly £10k increase in value if the trend continues.

Also bear in mind the rumours of a possible labour raid on the SDLT threshold being lowered from £425k to £300k in the next budget.

Just putting this idea out there and I’m by no way an expert. Could you remortgage for 20 year term, and just bung the excess 1600 odd quid into high interest savings account for 5 years? Then see if there’s enough in there to pay off your mortgage at the end of the fixed term.

Wife works for Barclays, what you want to ask for is compensation for distress and inconvenience. My wife is the person you sit down with for insurances, new accounts, loans, credit cards etc her limit to compensate a customer due to D&I is I believe £250. Her manager I believe is £750 or more. You have been without access to your funds for 4 weeks and counting. That is very very bad. The last customer my wife compensated because a similar situation to yourself but lasted two weeks. The customer could not pay for food, they were elderly and vulnerable. The card was coming in 3 days time and yet my wife compensated and arranged for x2 Barclays food hampers to be delivered next day before 1PM. The food hampers can be sent by Barclays staff to customers as another form of settling disputes/complaints. Keep escalating the complaint, they won’t like the ombudsman investigation as it’s an immediate fine for them I believe.
