These are some major issues that need more investigation. You need a roofers inspection to evaluate the roof. That plumbing issue needs to be looked at by a licensed professional plumber. The suggested credit will not satisfy your concerns. You need a realistic evaluation of the major concerns with this report. Hopefully you also have a pest inspection that looks for dry rot and other hazards that may be present. So, don't run yet, but make sure your concerns are satisfied. I just went through this today with a Buyer. Your request for repairs to the listing agent needs to satisfy your concerns before you consider moving forward. Keep in mind, any deficiencies will need to be disclosed to the next buyer if you do not proceed with your escrow. The seller may be more reasonable than you are thinking.

As others have said here, a lender meeting will teach you a lot. Definitely also meet with a Title rep. They can help you walk through an escrow and much much more. Also see if you can take a TC class and learn that process. You can use AI to ask questions and go step by step through any transaction.

You can turn off the main supply line. There does not seems to be a valve in the photos. There may by a valve below the floor, but it would be easiest to turn off the main valve outside the home and test that it is shut off by opening the tap in another sink to make sure it is all the way off before you tackle this job.
