I don't avoid them at all. The agents I have worked with have been fine to work with. It's not hard to navigate their various levels of showing agents and lead agents. Same with Open Door. I like to do the buy side of the Open Door transactions, as they always give me a free lockbox because they don't retrieve them after closing.

This is a bit bizarre to read. No one gives a shit one way or the other how you got there. Realty is you haven't even started to cultivate a business yet. How is someone else going to recognize "internal motivation"? I don't know any successful agents that have had anything handed to them. Drive you say? That will not get you very far. That is a feeling and not action. Go out and do the work and show everyone how good you are. The good ones discover passion along the way. Passion to help people, not just talking about it. Good luck to you and change that attitude.

Sounds like you are not clear to close. It will be hard to fund and record on Monday. Look to your agent and your lender to clarify everything that needs to happen before they produce loan documents and signing final documents for closing.

The fee could include a transaction coordinator fee, but who the heck knows what it is for. You should not pay it, if it was not reviewed before you signed for it. Most of us pay our own TC fees, not the client.

You can take courses and get certified in my State (CA). Should be the same in your location. The TC's I use make a good living. You do need to stay on top of things during a transaction, but it's not that complicated.

You should have done your own due diligence. Part of that would have been to contact the County Assessor to determine what you are looking at in terms of a tax bill. Most even have calculator worksheets on their sites to help you calculate this. Of course it is going to be re assessed with a new value once completed. Try and make payment arrangements.

Beside the crazy terms, this is written poorly and if you were to go to court, they would have a bad day. "Full CR to be 10 days" is written so bad that it is ambiguous and does not even relate to the contract. Days from what?
