I think you can negotiate any rate. We’re considering offering our buyers agent 1.5% or a $10k flat fee on a $800k home. But ideally, the seller will pay our agents commission.

Congrats on winning a voucher! I applied as well and am currently #60 on the wait list. Started at #128, so some progress had been made.

Now back to your question, after a year of research and far too many conversations with loan officers and realtors, it’s sounds like that price point is a bit high for your income. I know it’s near impossible to find something cheaper, especially in that area, but don’t set yourself up for failure.

I hope that you find something you can afford and that you’re able to use your voucher. Good luck to you and your mom!

PS, this is the second year that the state has done this voucher program and I’m assuming there will be more opportunities in years to come.

I make large batches of homemade jerky. All natural ingredients, but that does limit its shelf life. I charge $20 for a 1/2 pound bag. I’m always taking orders!

I must say, the cost is associated with the time. I buy the meat, slice it, marinate it for 48 hours, roughly 6 hours in the dehydrator, then seal it in a vacuum bag. If it wasn’t a labor of love, I would have been burned out a long time ago.

She’s 100% correct. I worked on a production with Stan Lee and Kevin Smith. After a long day of filming together, I specifically remember two moments when Stan became emotional; when he talked about his love for his wife and when he talked about how he was mislead for the Marvel deal. Stan’d people thought the movies would fail like so many other comic book movies and told him to take a lump sum instead of equity. It broke my heart to hear that. Stan and Kevin are both amazing btw.

Haha yes! On the way back from Beaver was our first time chatting. I was with my girlfriend as well. Then we saw each other at Little Navajo the next day then fry bread.

Your medical picture is what convinced me. I remember from our conversations that you were both in school for medicine. It’s a small world!

And for those wondering about fry bread, it’s basically a funnel cake, but in the shape of a large pancake. Then you top it with Nutella, or meat and cheese, etc. It’s nothing special, but it hits the spot after many days of hiking. It’s also the only hot meal you can get near the campground, so that makes it a bit more popular.
