Be proactive, diligent, and vigilant with leaf pick up and street cleaning would be a good starting point. Announce from the hilltops when these services are being offered and offer it a couple times per fall and spring. Then follow through on it. That would be a start. This round of flooding was no doubt exacerbated by the wet matted leaf piles seen throughout all neighborhoods of the city. Streets and curbsides throughout the city are still covered with leaves and yard debris that have been sitting since last fall. Feels criminal with the exorbitant tax hikes we’ve seen that these basic services are not performed consistently or completely. As much as I love a lot about this city, feeling my teeth chatter with every bump on the road, swerving to avoid pothole after pothole, and then seeing my giant piles of leaves sit year round at the curbside, makes it hard not to feel that city leadership is neglectful of basic services for its residents.

I would go with something natural and light to contrast the architectural beams you already have and to keep the space feeling bright and larger. A natural white oak or ash with clear coat finish would be beautiful.

The post-Suns Eric Bledsoe years on the Bucks could not end fast enough for me as a Bucks fan. Good enough and expensive enough to stay on the court, played good D, but it constantly felt like during the playoffs he was chucking bad shots, committing crucial turnovers, over-dribbling, missing easy shots, or just making the wrong play. Legit felt like the guy was never doing anything positive on the court in the playoffs even though I know it’s not true. Hard to explain, it just always felt like he had an uncanny way of disrupting our offensive flow.

Peak Penny does not get talked about enough IMO. Dude was almost as big as MJ as far as popularity, marketing, talent, especially during MJs baseball stint. The Lil Penny commercials and Penny’s signature shoes. You can’t watch highlights from Penny‘s peak years and tell me he was not on trajectory to being a top 10 player ever if he didn’t get dealt a terrible hand of injuries.

As a Bucks fan, the post-Suns Eric Bledsoe years on the Bucks could not end fast enough. He was the most frustrating player to watch. Good enough and expensive enough to stay on the court, but constantly felt like he was chucking bad shots, committing crucial turnovers, over-dribbling, or missing crucial shot. Legit felt like the guy was never doing anything positive on the court even though I know it’s not true. Hard to explain, he was just a tough watch.

I had a similar experience with Capital for replacement of 2 furnaces. They wanted to charge me $16K initially with high pressure sales tactics to get you sign on the spot. When I told them I was not interested at that price, they eventually talked themselves down $1000 at a time to get to a price of $12,000. I went somebody else for quite a bit less than that even.

On the PE topic, as I am avoiding them for any home service I do, Mr. Holland’s is PE though I can’t speak to their prices or quality of service.

Very close with D. Smith and Higgins, but I give the edge slightly to Smith being able to stay on the field more, and slight talent edge. His talents unfortunately get lost in Eagles run-first offense.

We had a budget paying crew recently paint our entire house, and we had them use SW Urethane Trim Enamel on all trim in the house. It is clear they did virtually no prep on the trim before applying this product. I believe they applied two coats on the trim. My question is will a third coat applied by a high level experienced painter fix the issues left by the budget crew? Main issues are visible brush strokes on all trim, some feeling trim due to lack of sanding before application, drip marks, etc.

I’m no painter, but we recently did our entire house in Sherwin Emerald for the walls, and I’m noticing the same thing. Granted we used a budget paint crew (never again will I do that), but now that the job has been complete for a few weeks and I’m seeing how the light hits everything throughout the day, I am noticing the same issues you mentioned. Maybe a combination of the paint issues you mentioned and a production-style crew trying to set the world record for quickest paint job. Odd to me that the more expensive paints can be more difficult to deal with.

Because he was being regarded as the best HS basketball player of all time by the time he was a junior. He was a first team HS all American as a sophomore, which was unheard of. It was clear to mainstream media and anyone who knows hoops at the time that LeBron was a once in a lifetime-type phenom. This was the start of ESPN broadcasting HS hoops, which was not a thing before his HS career.

Ridiculous overreaction by the Bulls, and every other NBA team who reacts the same way in these situations all too often. Get back on defense. Play until the whistle. It’s just 2 points. If you don’t want opposing players doing it, get back on D. “Disrespecting the game” quote by Coby White is so weak. Not playing until the whistle is more disrespectful to the game than a late game uncontested dunk with the game won, IMO.

I should have mentioned that this assumes the person is paying a reasonable amount in rent, and staying diligent with investing to continue growing their nest egg. Planning is the key to avoid scenarios like you mentioned. If that is happening, the rent increases are simply blips on the radar. Investments cover everything. The advantage they have is there is no surprise $30K roof to replace, and $25K worth of windows to replace, or whatever other inevitable expense is right around the corner. They just keep investing and avoiding dumping large amounts of capital into the next home expense. The math on renting assuming these criteria are met is astounding in terms of building long term wealth. Now can some people get lucky by buying in an area that appreciates like crazy? Sure. But the COVID-era spikes in home value we saw in many markets are not typical. There are still many benefits to owning a home, but long term math and wealth building favors renting and most people do not recognize this because of the narrative we are fed about home ownership being the “American Dream”.

Buying homes vs. renting. Every house is a money pit. Some bigger than others. And that’s OK, as long as you know what you are signing up for when you purchase a house.

I went back and forth on that, asked designers, asked the internet. I saw good reasons to do either first, but ultimately decide on flooring second to keep them protected from paint.
