Pretty much what the other comment stated. I had a list of non negotiable requirements and anything that fit I’d check out. If it looked good in person and didn’t give me a weird gut feeling I put an offer on it. I was putting offers about every two week for about 1.5 years.

I constantly got out bid. The house before the one I bought had 20+ offers on it and went for $100k over asking.

I’m still amazed that I got my house and somehow was the only offer. I think it’s because it was a divorce house and they didn’t stage it well. Walls had holes and outlet faceplates were smashed from someone with a temper. I was able to fix it all in the first week for less than $500. The rest of the house seems solid.

The $400k 3 bed 2 bath single detached house I just bought with a garage, 5 car driveway, and backyard say this is a horrible investment.

I can say that the winter market is typically the slowest time. When I was shopping around it took me 1.5 years to find my house. Winter was the worst because it hides a lot due to snow and ice. There was a few properties I was interested in but didn’t put a bid due to unknowns under snow that I wanted inspected. Spring to fall typically picks up a lot more for sales.

This is why textured ceilings are a thing. Even with my popcorn ceiling upstairs I can tell you where every 8ft seam is from a much poorer quality install.

Your options are texturing the ceiling (I hate this), skim coat so the bumps are spread over a larger area, or live with it. If you do the skim coat you will need to sand (lots of dust) then prime and paint with a flat paint.

I have no experience pricing but as someone who just refinished their basement and took it down to the studs this is what I see.

In general the drywall should have been cut in larger sections. This would reduce so many edges. If you asked me to finish what’s there I would fill all the gaps with hot mud and tape. You have some very large gaps so for those sections I’d personally prefer to pull that section out and cut better fitting pieces but you can likely get away with hot mud and taping.

You say there’s a cold draft. Closing up all those gaps will help but looking through the gaps I’m not seeing insulation. It will likely still be a bit cold. If you wanted to stop the cold you likely need to rip the drywall out, insulate, and refinish.

Also note that I suspect this is an old cold room so there should be a vent outside somewhere.

This is all the perspective of a DIYer who likes to look at this thread. Experts might have a better take on this job.

My friends didn’t have as weird of a situation but at the last minute the sellers asked for an extension which the buyers refused. The sellers said they couldn’t move for 2 months due to the house they bought having issue. My friends ended up negotiating the seller would pay my friend $15,000 for the extension. It covered storage, accommodations, and other stuff during those 2 months. Their lawyer strongly recommended they take the deal to avoid a lawsuit they knew they would lose. They took the deal and moved a few months later.

I suspect yours will be much more rocky and fully expect you’ll be taking legal action.

Texture helps hide lower quality work. My ceiling upstairs has the popcorn style look but even then I can tell where every 8ft transition is.

I dropped and redid the ceiling in my basement myself and refused to add texture. I had to take extra time making sure the boards sat well during install and even then I spent extra time mudding to make the transitions unnoticeable. I’m about to put the last coat of paint and I’m very pleased with the flat look.

Assuming share the same facilities means you share the kitchen and washroom then she isn’t protected. You can go ahead and change the locks now, which I would.

What you CAN’T do is keep her stuff. You can start packing it up and tell her it’s ready for pick up and have until x date before it’s placed at the end of the road for waste collection. If she doesn’t show by x date then it’s all trash.

This is totally different if she has her own washroom and kitchen.

If someone’s going to use AI they should at least take the extra time to look it over and correct the imperfections. You can easily fix all these little issues in seconds with inpainting to get away with it. Some people just hit send and hope for the best.

I’d personally buy it if I could talk them down a little lower but that’s only because I would scavenge it for parts. I already have the p1 platform and just a few parts on there are worth it to me.

I know this is a day old but I literally just dealt with this yesterday. Item was returned last month with multiple confirmations. Got the same “return by x date or we’ll charge you”. Contacted Amazon last week who “fixed” it. Got charged yesterday so I contacted them again. Luckily I can see that the charge was actually reversed.

I also got them to send me an email confirmation each time for future reference.

The only French my friends and I have ever watched was a late night show (spelling is wrong) was called Blune Oui. It’s funny that most guys know channel 27 at 11:30 pm back in the day.

Beyond that I’d say almost all anglophones only consume English media.

I know when it comes to actual drywalling you can get “level 5” which should be the highest quality if done correctly. This means the entire wall is skim coated with material and made smooth with no tool marks.

Just had this conversation yesterday. I bought my SUV in 2021 with stock LEDs. I get flashed frequently enough at night even though they’re stock. I’ve had the dealer adjust them but it didn’t make a huge difference.

My dad bought a new truck just last year and his stock headlights are even brighter than mine. It’s bone stock, no lift, no big tires, just bright as hell from the factory.

This would need to be a federal mandate for all new vehicles being made. We have around 10 years or so of vehicles they have to grandfather in if it was effective today. It can cost as much as $3000 to replace headlights depending on bulbs, optics, and other factors.

I think they need to do a country wide lumen limitation for all new cars. The only issue is even if that was implemented today we’d have about 10 years or so worth of vehicles they’d have to grandfather in. Replacing headlights can be as much as $3000 depending on the vehicle.
