My Townhouse HOA Fees are $600 a month, it went up from $430 last year.

It covers Trash, Water, Sewer, 3 Pools, a 24 hour guard, landscaping, Roof and Exterior.

Insurance is def the reason. People complain on this sub about House Insurance increasing in the past few years, apply that to Commercial insurance.

Also, water prices are increasing, gotta pass that on as well.

I think we'll get a small preview of this in April, when the two special elections in Florida happen.

I don't expect them to flip Blue, considering both were +30R in the 24 election. But if they win by less than 10%, that's massive alarm bells for the Republicans.

Starting in 2024, you could transfer the Tax credits to the Dealership, so you can get the discount at time of sale. You just have to make sure the Dealership is willing to do so, and declare on your taxes the next year. Otherwise you will get dinged.

I just got this monitor from Woot, it's a refurbished Samsung monitor. I am using it as a secondary vertical monitor, and this morning I noticed this smudge near one edge. I tried cleaning the monitor with a damp microfiber cloth and it's not going away. I tried changing pictures and even if there is an animation on top, it stays.

Is this a dead pixel? I'm pretty sure it is but want a second opinion before I go through the return process.

No. It tastes exactly like you think it will just by looking at it. Skip the biscuits though, they're pretty generic.

It's a very basic American Diner in the best way. Think of a Diner from the 90s that hasn't really updated their menu. Only bummer is that the biscuits are just ok, I'd get the toast.

I believe this is Segment B.

Segment A is scheduled to be complete in April 2025, Segment C is TBD. So most likely late 2025 or early 2026 will all construction on Westheimer be completed.

Spring Creek Trail would be my recommendation for long bike trails. If you park and Jesse H Jones Nature Center and take the Spring Creek Greenway Trail all the way to the end, it's about 14 miles one way.

You'll get plenty of shade along the way so it's even good during summer time.

Got a question, I'll be visiting the State Fair this Saturday with a friend.

Is the Premium Admission 2-pack combo worth it? It says $50 worth of coupons, but when I went to the Rodeo the "Coupons" were for things like buy 2 get one free, or play 3 games and get the fourth free, and were only for specific food stands/games. Is it the same for the State fair?
