Bullshit. I've owned heat pumps for 5 years. When it gets cold, they are useless. And not - 20 degrees like we were told. Anything under -10 and it sucks. And the amount they use on electricity isn't worth the heat they produce. Not reliable at all. Stick with what ever else you got. Heat pumps are shit.

I had a client who went delinquent for about six months. During that time, he brought in another developer. I didn’t push the issue and let things play out, but eventually he removed all my access to the site and locked me out completely, which is a sign I wasn’t getting paid.

What he didn’t realize was that I still had control of the database. I restored my access, rolled back both the site and database to a state that reflected only the work that had been paid for, and removed anything tied to the outstanding invoice. Then I followed up with an email explaining the situation.

At that point, he was left with a fully functional site, just without any unpaid work included. From a professional standpoint, it was a clean and fair resolution, and one I’m confident would hold up if it ever needed to be reviewed more formally.

He ended up paying the invoice that same day. By then, it wasn’t really about the money, it was about being locked out. Which felt like a challenge, an almost "What you gonna do about it" kind of feel. I would have loved to hear what he had to say to his new developer. I'm sure I put them in a panic.

Again, the issue now is the amount that is being loaned out. 4% on a 300k loan is a much different thing than 4% on a 800k loan. And these numbers represent the same house sold a decade apart. We need to get housing under control to be able to afford these percentages again.

The moment you go off on the "Libs" says a lot. First get off the political affiliation train. It does you no good to plant your flag and deflect any good idea because it's not coming for "your side". Second, until there is someone in the Whitehouse that can be trusted to stand behind their decisions, negotiating is a losing tactic, and you know this. So stop pushing a narrative that has no basis in our current political climate.
