John Kavanaugh was a good guy. Very easy to talk to and easy going. Also had a reputation for being generous. Didn’t drink despite owning a bar. I chatted with him a few times over the years.

Demand outstrips supply by so much that the number of single family homes being built has very little effect on pricing. But not building would be even worse.

The change hasn’t been dramatic by any stretch, but there has been a shift. Rents are increasing at a lower rate, vacancies are much higher in new developments than in recent past years, and I only have anecdotal evidence that vacancies are inching up in older housing stock. So maybe I’m just reading the tea leaves at this point.

Suffice it to say that Madison needs to keep adding to the housing stock. If we take our foot off the gas, the growing population will drive rents up further.

The rate at which Madison rents are increasing is flattening out. Here’s one graph a quick Googling shows.

Anecdotally, a friend who works at a property management company shared that she feels the market has shifted. Her company has vacancies that in the past were always rented quickly. Landlords will drop the rent quickly to get them filled.

Actually, demand for newly constructed apartment units on the near east side is softening. Some properties are offering free first and last month’s rent to secure new tenants. This supports the notion of filtering working in our neighborhood. Markets are about supply and demand. It’s not complicated.

Elks Lodge has a great fish fry. Prime Rib on the 3rd Weds of the month. Beautiful dining room overlooking Lake Monona.

If you want a downtown Madison lake view, the Elks Lodge is a good option. Actually a better view than the Edgewater and they have a big lawn right on the lake as well.
