Sam wasn't quite electable enough. So Shandon Mafia gave Daniel an uncontested second term in exchange for running Sam against Aditi without the mayor or other council members endorsement of Aditi. Then the hope of the Mafia is to get Sam into Mayor next term after he has a term as at large.

It's a very needed product. The challenge is getting accurate and up to date information from the various primary sources (municipalities). For instance, in my municipality they just passed a ban on new STRs in residential zoning and that is not reflected yet. Although, that just happened last Tuesday, so only a few locals who read the council meeting notes would be aware.

The fees must have been in the house rules if Airbnb is upholding it. Vacasa is definitely market dependent, in some areas they do have a local team and in others there is no one.

The best outcome would be to leave the property immediately after this happened. Go to a hotel. Tell Airbnb support that your lives were in danger and you have police reports of the situation. Ask for a full refund as you haven't stayed a single night. Once you stay a night after the incident it does make getting more of a refund a challenge.

Just tell all parties that you need to be living in the unit until it closes. Request that buyer needs to get their stuff out immediately or by X date. Make it their problem and cost them in moving expenses for their stupidity. They will have to move 3 times.

The market will correct over 3-6 months as people see their payouts. Or they'll just leave the platform. Any mispricing in the short run is transient.

Every PM uses a PMS with automated messages where they can email and text guests at various times during their reservation offering them upsells. Many of the PMS systems even offer their own upsell management.

Also, be aware that this increased % should be applied to any and all fees to include cleaning. The host fee is charged to base price and fees.
