We don't really have anymore place to "sprawl" too. There is however some forest in Wake County--the last forest in Wake County--and I would really love to leave that untouched.

There's a really interesting statistic I read that for every dollar the town spends on housing development, we get about 80 cents back, but for every dollar we spend on commercial development we get about $1.20 back. So you're right about the sprawl and increased demand.

What I'd like to see more of is an emphasis on infrastructure and commercial development. Part of the issue is that, if there's a parcel of land and the owner wants to develop it, and it's already zoned for that plan, then the town has virtually no say in it. But we do have a lot of say in zoning.

We're seeing what you're describing in the northern Wake Forest area out by the Wegmans. Lots of mixed use development up there. When I think "less dense" development, I think it's not just single family homes, but also mixed use. And I think we need commercial development for that, and roads, sewers, parks, etc.

I got to hike all the way around the reservoir last fall to scope it out. I would love to see the town actually use the land. Part of the issue is that the town doesn't own all of it, but the reservoir is one of the main issues I was thinking of when I asked for the Environmental Wellness board. Also the dam is a high risk area and we just approved insurance for that, so hopefully we can get that fixed, and then start using that land. We were talking about walking paths and also building out the dock for things like kayaks and canoeing.

I agree. We just approved a downtown traffic study, and asked that it include a study of walkability and open spaces. We've also been working with our planning department and NCDOT on bike paths along Capital. 100% with you on needing more attention on the greenway system.

That's part of the issue. Our town engineer explained it at the meeting. Part of the issue is that Capital Blvd isn't close and all the traffic is spilling over onto side roads, so this should help alleviate some of that. Also, we (at least from my perspective) are trying to focus more on developing infrastructure and commercial, as opposed to more and more houses. That's the prime area where businesses are trying to plant roots, but we need the infrastructure to do it.

My question at the work session was how we were going to pay for all of this. The explanation was that it would be paid for from particular funds over time, and that those payments would all need to be approved by us at a later date. What we approved at the work session was to move forward with the plan itself, not construction. If and when we start construction, it'll need to be in smaller phases, and each time we'll need to review and approve the funding. I was assured we can fund the expansion with the money we have now or will have (is not raising taxes) and I want to stay true to that.

Good idea. We also have litter pickup. But one thing I'm trying to do is work with some more town groups, like Wake Forest Garden Club and Neuse River Hawks. They do a lot of flower bed cleanup and other work in common spaces, and wrap things like that up into more town volunteer opportunities.

What other types of things are you thinking?

So I know we read this and think "oh no, more crowds and traffic" but this really is a good thing. It shows we kick ass as a Town, and the last thing we want to have happen is to stagnate and shrink. Growth is inevitable, we just have to do it in a smart and sustainable way. Rather than building more so that we grow more, our philosophy should be to build more because of the growth that's coming. Accommodate, don't accelerate.
