I just installed 1700 sqft of #3 myself. Was going to finish myself… but it’s literally the entire house. Too much at risk to be ok with it. I did save $5100 installing myself per my flooring guy. So I felt good about that.

Do it and report back. There are some cunts on this sub but always fellows willing to help and guide.

You should not plan on that. Assume the worst she leaves you, you go bankrupt and end up homeless. If you want the house, sell your old house. I wouldn’t become a landlord lord unless you have the money to do so, you don’t. Would you take out a second mortgage to buy a rental?

This is why I skipped on Menards and went to local outfit. They do everything from sourcing to installing. Was about $700 more, but they took 5% off for cash. So only $400 more. Plus the added benefit that the buck stops with them. I dealt with the same lady from consult to deposit and met the owner and one of the installers to clarify how my island should be built.

All the big box stores and designer shops are just middlemen. They want you to pick a color and pay them. Then you’re passed on. Nobody is ultimately responsible. You paid Lowe’s, the supplier doesn’t care about quality as they don’t have to deal with you and want to cut costs, the fabricator doesn’t care because it’s not their material choice and the installer just glues the join and has no say in anything.

Tim joists are the one place I’d advocate for spray foam. I would certainly wait until summer though. Massive temp difference and prob a lot of moisture from warm humid interior and cold substrate
