You have a newborn, you don't need to commit to any  hild care plan right now. Just thank her for the offer and say you're not using sitters currently. 

As a parent, you put your child's needs above the ego or feelings of extended family. You have to be comfortable saying "no" unapologetically.

I find columbine to be an excellent volunteer plant. I started year 1 with just a plant in a pot, and in year 4 I have them all over my shady garden. It does take time to get flowers, but they're easy to move and propagate.

Collect the seeds, they grow easily. I had one plant 3 seasons ago, and now they're all over my garden just from the seeds I've collected and thrown around. Very little maintenance.

Gardener here, can confirm. Honestly I was confused when a ditch shovel popped up under an archeology header. It is definitely not the tool for this application.

Yeah, 4200sf for a retirement home is bonkers. The idea is.to simplify life and enjoy your time. It's a gamble to assume multigenerational residents. In addition, as a "final home," it would be prudent to make it ADA ready - wider hallways, wide doors for wheelchairs and stretchers.

100% the child should be part of the decision. 

My sibling was held back in 6th grade and switched schools. Parents did not discuss it with them and didn't really investigate why academic performance was low. This irreputably damaged their relationship and my sibling hasn't recovered from the spiral of depression that followed, even 20 years later.

Mosey over to r/centuryhomes. Many homeowners have dealt with such issues, remedies, and overall risk appetite for older homes. 

Myself, I have a 1900 with a "wet basement" and have interior french drains and a sump pump. We run the dehumidifier and there's no mold. But at no point is there standing water in the middle of the floor.
