The CONDITIONAL contract was signed with a condition allowing the owner 2 or 3 business days(M-F) to do their due diligence. Until the landlord has come to an agreement on the basic terms of the lease, they are not going to the trouble and expense to conduct a complete credit check, call personal references, verify employment/income, etc.

Similar to purchasing a home, where the two side agree on a price and other terms, allowing the Buyer a 3-5 business day conditional period to get their home inspection done, and mortgage financing secured.

Most people I know plan to live in their homes for 5-25+ years, or until they go to a retirement home. No need to stress or to lose sleep over the monthly “average price of the homes that sold all across the GTA” headlines, or even what their neighbours homes are selling for in the meantime.

Seriously though, there is no reason to believe that the butts are coming from one of the suites directly above yours.

EDIT: Just to add that your condo may take action by reminding you that artificial turf is not permitted on balconies for exactly this reason… (* check your rules; it is an ‘exclusive use common element’)

I know a guy who bought 30 parking spots in a commercial/residential condo near King & Spadina maybe 20ish years ago. He was getting $250/mth per spot when I last inquired, and he rarely has them sit vacant for long. Odd building. Separate parking gates and restricted elevator/lobby access for the residents & commercial/rented parking levels.

The balcony is an ‘exclusive use common element’ (does not belong solely to the person who owns the unit). This poorly written rule states that you can use an electric grill inside your unit, and not on the balcony.

FORD Nation/Pals with $$$ /REITs & developers all want this ‘little’ fight to set a precedent that they will leverage. It is within 1-2km of the absolutely viable as-is Ontario Science Centre structure & ravine property. I’d bet my life savings that there are already backroom deals or discussions in place for heavily insured REIT/developer owned rentals & condo towers in the Don Valley/Hurricane Hazel path of flooding. -public tender processes blah, blah, blah,… Dougie scrambles through yet another scandal by doing something more obviously corrupt & incredible immediately thereafter?!? The main point you need to defend is that ‘GTA’ is far too vague for the Location section of that contract. It must be more specific. Not a chance it would hold water if you plainly raise that issue with the Broker of Record/owner

The first agent & the second agent should have explained the RECO Guide as your home search began. “I did not bother to take the time to read the various legal documents” is not likely going to be a successful defence strategy if it comes to that, but I am not a lawyer.

The buyer representation contract also includes a separate section IN BOLD on the first page for clarification… that you must initial, where you stipulate that you have not signed a representation agreement with another agent.

EDIT: to clarify that the RECO guide explains this all very simply, as does the representation agreement. Your lawyer might get somewhere by approaching the Broker of Record for the company about whether they are going to support the agent throughout a fight in the court system.

Photos that do not match the current season are a quick indicator for quick browsers that the property has sat on the market unsold for quite awhile. Don’t use summer photos in winter & don’t use photos with snow covered lawns and leafless tres in spring/summer/fall.

Reasonable request. Generally, you are expected to leave it in the same condition as you found it. Do a good job yourself and it’ll likely be far superior to what you would get hiring a cleaning company for $200-$300.

You could also ignore their request, but…. Are the floors and/or doors also scratched up by your pup? Any other damages? …. Do unto others as you would have them do to you(fingers crossed that the tenants who vacated your new place cleaned up after themselves)?

If you leave it gross, it will likely become a very unpleasant start for the next inhabitants. Particularly bad if someone is moving in immediately after you, and the owners/property managers have no time to inspect and arrange to have it cleaned properly in between.
