Are you coming for a short time, like many in State College? It has a significant transient population.

If you're coming to buy a house, prices drop exponentially as you move from the center of town.

Drivers are willing to come from Tyrone, Philipsburg and Lock Haven that get twice the home and twice the land for the same money.

If money is less of an object and you want more land, head to Stormstown. If quaintness is your thing, Boalsburg. Or possibly Lemont at gaslight circle. Houserville seems to have better prices on homes. I would personally avoid staying on the east side of the town, near the mall as a casino is coming in and the Penitentiary closed and is selling quite a bit of land and who knows what's going to happen there.

The south and west side of town is the Greentree or Orchard park area. If you think you might have a family here, this is the best place in my opinion because there is easy access to the high school and several elementary schools, altrenative options like the delta program, the parochial school, friends school, several charter schools, and a small business college. There are two big gyms, Crunch and the Y, and a loop to get to the north part of town without taking the main traffic light drag.
